We're looking for our next Senior Property Manager to join the team in Noosa Heads.

Utopia is one of the largest independent, family owned property management businesses in the Noosa Shire. We're focused on delivering a genuinely high level of service, which means giving our property managers the tools, systems, processes, training and time to do it properly.

You won't be running routine inspections, chasing arrears, coordinating maintenance or buried in admin. Dedicated people in the team handle that, and you'll be overseeing them to make sure the service lands. You'll be accountable for building genuine relationships with your owners and tenants, proactively protecting our owners' assets and being a trusted adviser. You'll lease your own properties and select your own tenants, and you'll handle the tenancy matters that need real judgement.

The role

- Proactively managing landlord and tenant relationships

- Leasing your own portfolio, including open homes and tenant selection, with support from an assistant property manager

- Resolving tenancy matters before they escalate, including QCAT where required

- Overseeing rent reviews, lease renewals and market positioning advice for owners

- Reviewing inspection reports and deciding what happens next

- Maintaining clean compliance under the RTRA Act

- Building and refining the systems and processes that keep us at the front of the industry

- A dedicated inspection team for routine, entry and exit inspections

- A dedicated maintenance coordinator managing jobs, trades and follow up





- Dedicated arrears management

- An assistant for admin, applications and lease paperwork

- A separate accounts team handling trust, invoices and disbursements

- A marketing team driving enquiry to your listings

What we're looking for

An experienced Property Manager who:

- Manages a portfolio confidently and has done so for some time, ideally five years or more

- Communicates clearly and follows through

- Knows Queensland tenancy legislation in depth, not just the basics

- Stays composed when things get busy

- Takes ownership, and knows when to ask for support

- Is organised, practical and solutions focused

- Holds a current QLD registration certificate or licence, and a clean driver's licence
