Linea Talent Group is partnering with an established Australian strata management business to appoint a Senior Strata Manager & Business Development Manager for its growing Gold Coast operation.

Based in Surfers Paradise, this is a genuine greenfield opportunity for an experienced strata professional to help build the business’s local presence, secure new schemes and shape a high-quality portfolio from the ground up.

Backed by more than a century of industry experience, proven systems and established operational support, you will have the autonomy of a start-up environment without having to build everything alone.

The Chance

This hybrid position combines senior-level strata management with business development. Initially, your focus will be on developing relationships, converting current opportunities and onboarding schemes across the Gold Coast.

As the portfolio grows, you will manage key schemes while helping establish the local team, service standards and long-term direction of the office.

This would suit an experienced Senior Strata Manager, Branch Manager or proven BDM who enjoys building relationships and wants to play a meaningful role in growing a business.

Key Responsibilities

- Develop and execute a business development strategy for the Gold Coast market
- Build relationships with developers, committees, owners, property professionals and industry referral partners
- Identify, qualify and convert new body corporate management opportunities
- Prepare proposals, fee submissions and presentations for prospective clients




- Lead pitches and attend committee meetings connected with new business opportunities
- Coordinate the smooth onboarding and transition of newly acquired schemes
- Manage a select portfolio of body corporate schemes to a high skilled standard
- Prepare for and chair AGMs, EGMs and committee meetings
- Oversee budgets, levies, maintenance, insurance, compliance and contractor matters
- Develop strong, trusted relationships with committees and owners
- Contribute to future recruitment, portfolio allocation and operational growth as the office expands

About You

- Strong experience in Queensland body corporate or strata management
- Sound knowledge of the BCCM Act and relevant regulation modules
- Previous business development experience or a demonstrated ability to build relationships and win new clients
- Confident presenting proposals and communicating with committees, developers and senior stakeholders
- Commercially minded, proactive and comfortable working autonomously
- Strong organisation, negotiation and problem-solving skills
- A reputation for responsive, professional and relationship-focused service
- Leadership experience or an interest in building and mentoring a future team
- Current driver’s licence and access to a vehicle
