General Manager, Premium Build to Rent (Property Management)

A newly created, single-asset General Manager position has opened on one of Melbourne's most exciting new build-to-rent (BTR) developments. Having recently topped out, this landmark high-rise community is entering its most pivotal phase: the transition from construction into a full lease-up, with first residents due to move in from early 2027.

The building will offer close to 500 architecturally designed apartments across more than 20 storeys, along with a genuinely elevated amenity offering, including a heated pool, full gym and wellness facilities, co-working spaces, private dining rooms, and a dedicated dog park. Backed by a substantial institutional capital partnership, this circa $500 million asset is set to become a genuine benchmark in the sector.

This is far more than a property management role. As the founding General Manager, you'll build and lead the on-site team from the ground up, take the asset from a standing start through to stabilised, above-market occupancy, and report directly to the asset's institutional owners rather than into a broader pooled fund.

The Role

Reporting to the Regional leadership team, and working closely with the Leasing, Marketing, and Commercial functions, you will:

- Hold full accountability for the asset's operational and financial performance, including P&L;, budgeting, and net operating income (NOI)
n
- Lead the asset through its lease-up phase, then oversee the transition into stabilisation, maximising occupancy, retention, and rental returns
n
- Recruit, mentor, and develop a high-performing on-site team
n
- Ensure full compliance with the management agreement, relevant tenancy legislation, and all associated KPIs
n
- Build and maintain solid relationships with the asset's institutional owners and other key stakeholders
n
- Champion the resident experience,



driving satisfaction and long-term retention within a genuine BTR community

- Prepare detailed financial and performance reporting, including quarterly forecasts and annual asset plans

About You

n

We're looking for a commercially astute, customer-focused leader who has genuinely managed at scale: not a handful of suburban rentals, but a large, complex asset such as a sizeable apartment building, hotel, or major commercial or retail property. Don't worry, you don't need to have worked in BTR before - though that would e a massive advantage! You'll bring:

- Proven experience managing and overseeing the leasing ofa large-scale residential, commercial, or retail asset (think a substantial apartment complex, hotel, or major retail or commercial property)

- Strong financial acumen, with hands-on experience across P&L; management, budgeting, and commercial strategy
n
- A demonstrated track record in leasing, ideally spanning residential, commercial, and/or retail experience
n
- Excellent stakeholder management and communication skills, with the confidence to engage directly with institutional owners
n
- A natural, hands-on leadership style, with genuine experience building and mentoring high-performing teams
n
- A current Agent's Representative Certificate (minimum Certificate IV in Real Estate Practice) or equivalent Estate Agent's Licence
n
- Valid Australian working rights, and the ability to obtain a National Police Check
