Property & Accomodation Operations Manager - Teneriffe
Please note: Candidates must hold a current Queensland real estate registration or licence to be considered for this role.
This is a varied, hands-on role combining residential property management, body corporate/building coordination and short-term accommodation operations at Mactaggarts Place Apartments in Teneriffe.
Working onsite, you will be involved across the day-to-day operation of the property and our growing accommodation business.
Initially, the role will include management of our existing portfolio of long-term residential rental properties. As apartments progressively transition from permanent rental into short-term accommodation, your focus will increasingly move towards overseeing bookings, guest services, apartment readiness and the operational side of our expanding short-stay business.
You will also support ownership in building strong relationships with investors within the complex and identifying opportunities for externally managed or self-managed properties to join the onsite letting pool.
This role would suit an experienced property professional who enjoys variety, takes ownership of their work and is comfortable moving between residential tenancy matters, contractors, owners, body corporate requirements and guests.
Hours and roster
This is a five-day onsite role, structured as:
Three full weekdays: 9:00am – 5:00pm
Saturday: 9:00am – 1:00pm
Sunday: 9:00am – 1:00pm
Two weekdays off each week
The weekday roster can be agreed with the successful candidate, with some flexibility around which two weekdays are taken off.
The weekend component is limited to short morning shifts, providing a more balanced roster than many traditional hospitality or accommodation roles.
Key responsibilities
Residential property management
- Manage tenant and owner communication
- Manage rent receipting and general property management administration
- Complete daily banking and reconciliation of rental and accommodation receipts
- Assist with trust account administration and ensure accurate allocation of funds
- Conduct routine inspections and entry and exit inspections
- Manage arrears, lease renewals and tenancy administration
- Prepare and issue required RTA documentation
- Ensure compliance with Queensland residential tenancy requirements
- Liaise with owners, tenants and trades regarding repairs and maintenance
Body corporate & building coordination
- Produce and present detailed quarterly reports to the Body Corporate Committee
- Obtain, review and compare contractor quotations
- Coordinate repairs, maintenance and contractor access
- Follow up outstanding works and ensure matters are progressed
- Monitor common property maintenance issues
- Assist with larger building maintenance and improvement projects
- Maintain accurate records of works, quotations, approvals and correspondence
Short-term accommodation
- Manage reservations and bookings across the short-term accommodation portfolio
- Respond to guest enquiries before, during and after their stay
- Process and receipt guest payments
- Manage reservations through the property management system
- Coordinate guest arrivals and departures
- Liaise closely with housekeeping and maintenance teams
- Monitor apartment presentation and readiness
- Resolve day-to-day guest issues
- Assist with maximising occupancy, guest satisfaction, repeat bookings and direct bookings
- Maintain strong relationships with apartment owners and investors
- Identify potential management opportunities within the complex
- Support ownership in explaining the benefits of onsite management to prospective clients
- Assist with follow-up of owner enquiries and new management opportunities
- Help ensure prospective and existing owners receive a professional and responsive level of service
About you
To be successful in this role, you will:
- Hold a current and active Queensland real estate registration or licence permitting you to undertake residential letting and property management duties
- Have sound experience in Queensland residential property management and RTA requirements
- Be highly organised and comfortable managing multiple priorities
- Be confident dealing with owners, tenants, guests, contractors and committee members
- Be comfortable building relationships with property owners and discussing management services when required
- Be able to work independently and make sensible day-to-day decisions
- Have strong property management administration, receipting and reconciliation skills
- Be comfortable using property management and accommodation booking systems
- Take a practical and proactive approach to repairs and maintenance
- Be professional, personable and detail-focused
- Enjoy working within a small business where responsibilities are varied and you can have a direct impact on the operation
- Experience within management rights, serviced apartments, hotels or short-term accommodation will be highly regarded.
- Previous experience using Resly PMS would also be highly regarded.
- Experience in leasing, business development or growing a property management portfolio would be advantageous, but is not essential.
Why this role is different
This is not a conventional portfolio property management position.
You will be working onsite within an established apartment complex and will have the prospect to become a key part of the operation of a growing onsite accommodation business.
The roster also offers a different lifestyle to a traditional Monday-to-Friday property management role, with three full weekdays and two short weekend morning shifts, balanced by two weekdays off each week.
For someone with a strong residential property management background who would like to broaden their experience into accommodation, building operations and management rights, this represents an excellent opportunity.
