The Development Manager will oversee the entire lifecycle of the development process from site acquisition through to project handover for multiple, concurrent sites in SE QLD. Working alongside the MD, this role will liaise with various stakeholders including investors, funders, consultants, agents, Local Councils and Statutory Authorities throughout the duration of the development process.
This will be an opportunity that appeals to a Development Manager at the stage in their career where they are confident in making commercially informed decisions based on current market data, solid risk analysis, comprehensive feasibility evaluation and the background experience of delivering projects to completion.
The Development
Manager will have substantial autonomy in this role, with involvement across strategy, planning and execution with responsibility for financial, project and quality driven outcomes across the development pipeline.
Ideally, we are looking to engage with an experienced Development Manager who has exposure to multi-residential projects, mixed-use commercial or industrial sector developments. A background in construction, project management, urban development or similar and a relevant degree/ post-graduate qualifications in business management or project finance will be well regarded.
Key Responsibilities
- Lead site evaluation and opportunity analysis - conducting feasibility assessments and due diligence across sites in South-East Queensland, aligning with investment strategies.
- Oversee project design and product concept, planning, approvals, and construction phases ensuring compliance with regulatory standards that exceed customer expectations.
- Manage budgets, cash flow analyses, and financial reporting to drive profitable project delivery.
- Engage and manage consultants including architects, engineers, planners, and contractors, administering contracts and procurement processes.
- Act as primary contact for investors, Government agencies, consultants, contractors,
suppliers and internal teams, promoting strong stakeholder relationships.
- Support sales and marketing strategies by collaborating with sales agents and marketing teams to maximize project success.
- Ensure projects adhere to health, safety, environmental policies, and uphold company values including integrity and collaboration in all dealings.
- Lead and develop a dedicated team fostering a culture of cooperation, ownership, and continuous improvement.
Experience & Qualifications
- Minimum 5 years’ experience in property development, with a background in construction or project management within the Queensland market.
- Proven ability managing residential, commercial, industrial or mixed-use developments.
- Strong skills in financial modelling, development feasibility, and investment analysis.
- Bachelor’s Degree in Property Economics-Real Estate, Urban Planning, Construction Management, Business Administration, or related field preferred.
- Ability to develop and manage project budgets, schedules, and ensure projects are delivered to regulatory and industry standards.
- Well-developed project management, leadership, negotiation, presentation and communication skills.
