Role Overview The Junior Supplier Owner is an early-career business development position designed to develop future Supplier Owners. The role focuses on supplier sourcing, commercial development, project activation, and revenue generation rather than passive account management.

The position requires regular market engagement, including field visits, prospecting, supplier meetings, and direct business development activities across Sydney.

Key Responsibilities

1. Supplier Sourcing & Business Development

● Identify, prospect, and engage current supplier partners.

● Conduct cold outreach, networking, market research, telephone and email prospecting, and in-person visits.

● Build and maintain a qualified supplier pipeline.

● Present Uhomes' platform and value proposition to prospective suppliers.

● Progress opportunities from initial contact through commercial discussions, onboarding, launch, and move-in.

● Maintain accurate records of supplier activity, opportunities, and project status.

● Identify market trends and new supplier opportunities.

2. Contract & Supplier Onboarding

● Support Contract 2.0 negotiations and execution under management guidance.

● Assist with required contracts, documentation, and appendices.

● Coordinate with internal teams to support supplier onboarding and project launch.

● Ensure supplier information is accurately collected and recorded.

● Escalate contractual, operational, or compliance issues when appropriate.

3. Supplier Quality & Governance

● Learn and apply Uhomes supplier tiering, quality, and service standards.

● Monitor basic supplier service-level performance.

● Identify and escalate quality, service, or compliance concerns.

● Flag inactive, low-quality, or potentially non-compliant suppliers to management.

● Support improvements in supplier quality and service delivery.

4. Market Engagement

● Conduct regular market visits and supplier meetings throughout Sydney.

● Develop professional relationships with property, accommodation, and supplier stakeholders.

● Represent Uhomes professionally in external business activities.

● Participate in relevant industry and networking activities.

● Maintain appropriate records of meetings and business development activities.

Where supplier volume is limited during the early stages of employment, the employee may also support selected onboarding and supplier-service activities to develop a broader understanding of the supplier lifecycle.

Performance Expectations

Performance will be assessed based on a combination of activity, quality, commercial outcomes, and professional development, including:

● Qualified supplier pipeline development.

● Supplier relationship initiation and progression.

● Successful supplier and project activation.

● Progression toward verified move-in revenue.

● Quality and sustainability of supplier relationships.

● Accurate and timely documentation.





● Commercial judgment and problem-solving.

● Increasing independence and ownership.

● Compliance with company policies and applicable laws.

● Contribution to business development objectives.

Specific KPIs, targets, and incentive measures may be established separately by management and adjusted based on business requirements.

Hours of Work

This is a full-time position, generally requiring 38 hours per week, Monday to Friday, subject to the applicable employment contract, award, enterprise agreement, and business requirements.

Because the role involves field visits and supplier meetings, working hours may reasonably vary based on business needs.

Any overtime, penalty rates, allowances, or other statutory entitlements will be provided in accordance with applicable Australian workplace laws and any applicable employment instrument.

Employees retain their rights regarding unreasonable additional hours and the right to disconnect, subject to applicable legislation and circumstances.

Compensation

Base Salary

A$68,000 to A$70,000 per annum, depending on experience and qualifications.

Superannuation will be provided in accordance with applicable Australian requirements and the employment agreement.

Uhomes will ensure compliance with applicable minimum wage, award, overtime, penalty rate, allowance, and other statutory requirements.

Performance Incentive The employee may be eligible to participate in a company performance incentive program, which may include:

● Base incentive opportunity of up to A$500 per month.

● Project performance multiplier of 1.0 to 1.6.

● Maximum monthly incentive prospect of A$800.

Eligibility and payment are subject to the applicable incentive plan. Any discretionary incentive does not replace or reduce statutory employment entitlements.

Leave Entitlements

Employees will receive leave entitlements in accordance with the National Employment Standards (NES), applicable New South Wales legislation, and any applicable award or enterprise agreement, including:

● Annual Leave: 4 weeks per year for full-time employees.

● Personal/Carer’s Leave: 10 days per year, accruing progressively.

● Public Holidays: In accordance with applicable NSW requirements and the NES.

● Long Service Leave: In accordance with applicable NSW legislation.

● Other Statutory Leave: Including parental, compassionate, family and domestic violence, community service, jury duty, and other applicable statutory leave.

Unused annual leave will be dealt with upon termination in accordance with applicable law.

Business Travel & Expenses The employee may be required to travel within Sydney and, where reasonably required, to other locations for legitimate business purposes.

Uhomes will reimburse reasonable and properly documented business expenses in accordance with company policy. Expenses must be pre-approved where required and incurred for legitimate business purposes.

Employees must comply with applicable travel, expense, health and safety, and vehicle-use requirements.





Work Location & Remote Work The primary work location is Sydney, New South Wales.

The role may include remote work, supplier visits, in-person meetings, field business development, and work at other business locations as reasonably required.

Remote work is subject to company approval, operational requirements, performance expectations, confidentiality, and workplace health and safety obligations.

Growth & Advancement

Successful Junior Supplier Owners may be considered for progression to Senior Supplier Owner or other business development positions.

Progression may involve increased supplier ownership, commercial responsibility, decision-making authority, leadership responsibilities, and compensation.

Promotion is not automatic and depends on performance, demonstrated capability, business requirements, and management approval.
