Asset Manager – Commercial Real Estate

Backed by long-term private capital, the business operates across listed and unlisted investment vehicles and takes a highly active approach to real estate investment and asset management.

They are looking to appoint an Asset Manager to join the Sydney team and take direct responsibility for a portfolio of commercial assets.

Working directly with senior decision-makers across asset management, investments and funds management, the role offers genuine asset ownership and broad exposure across the investment lifecycle. For someone who enjoys the numbers but also wants to execute across leasing, capex, repositioning, asset transitions and strategy, this is an opportunity to take on meaningful responsibility and grow with the platform.

The Opportunity

This is not a traditional, steady-state asset management role. The environment is fast-paced, analytical and highly commercial, with a strong emphasis on ownership and execution.

Reporting to the Head of Asset Management, you will initially take responsibility for approximately 2–3 assets across a national portfolio.

A key early priority will be transitioning a significant new office asset from development completion through onboarding and into stabilised operations.

Responsibilities will include:

- Developing and executing asset strategies and business plans
- Driving leasing, tenant engagement and occupancy outcomes
- Managing budgets, forecasts,



valuations and asset performance
- Identifying and executing value-creation and repositioning initiatives
- Planning and overseeing capex programs
- Managing asset transitions and onboarding
- Overseeing external property managers, leasing agents and consultants
- Monitoring performance and preparing asset-level reporting
- Working closely with investment, finance and funds management teams
- Supporting acquisitions, disposals and other strategic initiatives where required

About You

We are looking for a high-performing, commercially minded property professional operating at Asset Manager level, combining strong asset management fundamentals with genuine analytical capability.

Commercial office experience is highly desirable, particularly exposure to institutional-quality assets and active leasing, capex, asset strategy or repositioning.

Your current title may differ depending on the organisation, but you will have genuine owner-side asset management experience and be capable of taking responsibility for the strategy, performance and execution of your assets.

You will ideally bring:

- Owner-side asset management experience, preferably commercial office
- Strong financial capability across budgets, forecasts, valuations and asset analysis
- Practical exposure to leasing, capex, business planning and value creation
- Experience managing external property managers, agents and consultants
- The ability to understand both the investment thesis and operational detail of an asset
- Strong commercial judgement and stakeholder management skills
- A proactive, hands-on approach and the energy to operate in a fast-moving, growing business
