Chief Executive or Managing Director – Carlton Homes Pty Ltd

Carlton Homes Pty Ltd is an Australian property and housing business focused on residential development, project delivery, property investment and the creation of long-term commercial value. The company is committed to strengthening its Australian operations, expanding its development pipeline and building sustainable relationships across the property, construction, finance and professional services sectors. As part of this growth strategy, Carlton Homes Pty Ltd is seeking an experienced Chief Executive or Managing Director to provide overall executive leadership, develop and implement business strategy, oversee financial and operational performance, lead senior management functions and drive the company’s long-term expansion across the Australian market.

About the Role The Chief Executive or Managing Director will hold primary executive responsibility for the overall direction and performance of Carlton Homes Pty Ltd. Working within the governance framework established by the Board or governing body, the successful I'm interested in this job candidate will translate corporate objectives into executable strategies, programs, budgets, operating plansand measurable performance outcomes.

This is a true organisation-wide executive position. The role is not limited to a functionalmanagement portfolio. It carries accountability for enterprise strategy, financial performance, resource allocation, senior leadership, governance, risk, stakeholder relationships, businessdevelopment and the sustainable achievement of company objectives.

Key Accountabilities

1. Enterprise Strategy and Direction

- Determine, formulate and periodically review the organisation’s strategic direction, objectives, priorities, policies and business programs in consultation with the Boardor governing body.
- Lead the development and execution of multi-year business strategies, annualoperating plans and measurable performance targets.
- Identify growth opportunities, strategic partnerships, market developments andemerging risks that may materially affect the organisation.
- Convert Board-level priorities into clear executive actions, accountable ownership,implementation milestones and performance measures.

2. Overall Business and Operational Management

- Provide overall direction and management across the organisation to ensurestrategic objectives are achieved efficiently and sustainably.
- Oversee the performance of major business functions and ensure appropriatecoordination between operational, commercial, financial, people and supportfunctions.
- Approve or direct the allocation of material human, financial, capital, technology andother organisational resources required to deliver approved priorities.
- Ensure the organisation maintains effective operating systems, managementcontrols, reporting disciplines and continuous-improvement practices.

3. Financial Stewardship and Performance

- Own enterprise-level financial performance, including revenue, profitability, cashflow, expenditure, capital allocation and financial sustainability.
- Lead or oversee the preparation of annual budgets, forecasts, business cases andlong-range financial plans for Board consideration and approval.
- Monitor financial and operational performance against approved budgets, forecastsand strategic targets, and initiate corrective action where required.
- Authorise or recommend significant expenditure and resource decisions withindelegated authority and ensure appropriate financial controls are maintained.

4. Governance, Risk and Compliance

- Ensure the organisation operates within applicable Australian corporate,employment, work health and safety, taxation,



contractual and other relevant legaland regulatory obligations.
- Oversee enterprise risk management, business continuity, internal controls andmaterial risk mitigation programs.
- Maintain appropriate governance processes, delegations, reporting lines anddecision-making controls.
- Escalate material risks, compliance issues and strategic matters to the Board orgoverning body with clear recommendations.

5. Senior Leadership and People

- Lead, coach and hold senior executives and functional leaders accountable fordelivery of agreed objectives and performance standards.
- Approve or participate in the selection, appointment, development and successionplanning of senior personnel.
- Build a high-performance leadership culture based on accountability, integrity,collaboration and continuous improvement.
- Ensure organisational capability, workforce planning and leadership structuresremain aligned with the company’s strategy and operating requirements.

6. Commercial Leadership and Stakeholder Management

- Represent Carlton Homes Pty Ltd in negotiations, commercial discussions, strategicpartnerships, industry forums, conferences and other official settings.
- Develop and maintain senior relationships with customers, investors, financiers,suppliers, advisers, professional partners, government stakeholders and other majorcounterparties.
- Lead material commercial negotiations and evaluate strategic opportunities withappropriate commercial, financial and risk analysis.
- Protect and strengthen the organisation’s reputation, brand position and long-termstakeholder relationships.

7. Performance Monitoring and Board Reporting

- Establish and maintain executive-level KPIs and performance dashboards coveringfinancial, operational, commercial, people, risk and strategic outcomes.
- Review performance against objectives and adjust policies, programs and resourcing where results are below plan or market conditions change.
- Review recommendations and reports from senior executives and provide clear decisions, direction and follow-up actions.
- Prepare, approve or present Board and major-stakeholder reports, budgets, forecasts and strategic papers in a clear and decision-ready format.

8. Growth, Transformation and Continuous Improvement

- Lead strategic transformation, organisational improvement and major business initiatives that materially affect performance or capability.
- Assess new markets, products, services, technologies, operating models and commercial opportunities that support sustainable growth.
- Drive a disciplined culture of evidence-based decision-making, operational improvement and accountability for results.
- Ensure major projects and initiatives have clear business cases, executive sponsorship, governance, resources and measurable outcomes.

Decision-Making Authority The successful candidate will operate at enterprise level and will be expected to exercise executive judgement within the authority delegated by the Board or governing body. The position will have meaningful responsibility for strategic decisions, resource allocation, senior leadership, commercial negotiations, risk management and organisational performance.

Skills and ExperienceEssential

- Substantial professional experience in senior executive, general management, business leadership or enterprise management roles.
- Demonstrated experience with organisation-wide strategic planning, implementation and performance management.
- Proven experience with financial management, budgets, forecasts, resource allocation and commercial decision-making.
- Demonstrated capability leading senior teams and managing complex, multi-functional organisational priorities.
- Experience preparing and presenting executive or Board-level reports, budgets, forecasts and strategic recommendations.
- Demonstrated experience in risk management, governance, compliance and management controls.
- Strong commercial judgement, negotiation capability and stakeholder management skills.
- Excellent written and verbal communication skills, with the ability to represent an organisation credibly at senior levels.
- Ability to make high-consequence decisions, manage ambiguity and maintain accountability for enterprise outcomes.

Desirable

- Tertiary qualification in business, commerce, finance, management, economics, engineering or another relevant discipline.
- Experience leading a growing or transforming organisation, business unit or multi-site operation.
- Experience working with a Board, shareholders, investors or other formal governing body.
- Experience in the company’s relevant industry or a closely related commercial environment.
- Postgraduate qualification such as MBA or equivalent executive education.

Professional Experience Requirement

Applicants should demonstrate significant and progressively senior professional experience, including substantial responsibility for enterprise-level strategy, operations, financial performance, people leadership, risk and stakeholder management. Candidates should be able to demonstrate that their previous duties are materially comparable in scope and seniority to the responsibilities set out in this advertisement.

Education and Qualifications A relevant bachelor degree or higher qualification is preferred. Extensive, directly relevant senior executive experience may also be considered where it demonstrates the capability required to perform the full scope of the position.
