The business is open to considering candidates at different levels, with opportunities available for either a Head of Department or Property Manager, depending on experience and capability.

OPTION 1 – HEAD OF DEPARTMENT The successful candidate will take on a leadership position managing approximately 100 properties while providing guidance and support across the Property Management department.

The Role:

- Manage approximately 100 properties
- Oversee day-to-day Property Management operations
- Provide leadership and support to the Property Management team
- Maintain strong landlord and tenant relationships
- Assist with complex Property Management matters
- Support team performance and accountability
- Contribute to improving processes and service standards
- Monday to Friday
- Salary dependent on experience

OPTION 2 – PROPERTY MANAGER The Property Manager position will involve managing approximately 130 properties across the Inner North.

The Role:

- Manage approximately 130 properties
- End-to-end portfolio management
- Manage landlord and tenant relationships
- Coordinate maintenance,



inspections and tenancy matters
- Manage lease renewals, rent reviews and arrears
- Liaise with contractors and service providers
- Maintain accurate property records and documentation
- Monday to Friday
- 1 in 3 Saturdays
- Time in lieu provided for Saturday work
- 1 day work from home
- Company phone provided
- Own laptop required when working from home

What We're Looking For:

- Approximately 2+ years of Property Management experience considered
- Strong residential Property Management experience
- Good understanding of Victorian tenancy legislation
- Excellent communication and relationship-building skills
- Strong organisation and attention to detail
- Ability to manage a portfolio independently
- Professional and reliable approach
- Positive attitude and strong team values
- Genuine care for clients, landlords, tenants and colleagues
- Leadership experience highly regarded for the HOD position
- Current Agent's Representative Certificate or equivalent

- HOD portfolio: Approximately 100 properties
- Property Manager portfolio: Approximately 130 properties
- Salary: $70,000-$100,000 + super
- Monday to Friday
- PM: 1 in 3 Saturdays with time in lieu
