We are looking for a responsible Finance Manager that is hands on, a financial specialist providing financial leadership, governance and strategic financial direction of the business. The role oversees the financial day to day operations including development feasibility modelling, capital management, funding structures, reporting, general day to day duties, compliance and risk management. You will play a critical role in driving the commercial success of the company’s development pipeline.

Key Responsibilities

Financial Strategy and Leadership

- Set up and lead the development and execution of the company’s financial strategy.
- Provide commercial and financial advice to the Director on General Financial spend, budgets and spending forecasts, development projects, acquisitions and divestments.
- Drive long term financial planning, scenario modelling and capital allocation.
- Property Portfolio management and maintenance

Development Finance and Feasibility

- Development projects including sensitivity testing, construction cost modelling, cash flow forecasting, monthly cost reporting and return metrics.
- Ensure appropriate funding structures, including debt, equity and partner contributions, are in place for each project.
- Supply chain costs and budgets





Financial Management and Reporting

- Create and manage all financial reporting including monthly management accounts, key stakeholder reports, project cost reports and forecasts.
- Maintain high standards of financial governance, controls and accuracy.
- Lead the annual budgeting, project budgets & reforecasting process at group & project level.
- Portfolio updates and reporting to stakeholders

Capital and Treasury Management

- Manage banking relationships, debt facilities, project finance, covenant compliance and cash flow requirements.
- Ensure strong treasury management practices are in place to support project timelines and working capital needs.
- Negotiate financing terms and support capital raising activities when required.

Risk, Compliance and Governance

- Maintain compliance with statutory, tax, corporate and regulatory obligations.
- Identify financial and project risks and implement appropriate mitigation strategies.
- Manage insurance programs, audit processes and company-wide financial policies.

Project Cost Control and Contract Oversight

- Monitor project budgets, head contractor claims, variations and cost-to-complete assessments.
- Manage portfolio costs and maintenance
- Work closely with the Owner/ Director to ensure financial discipline across all contracts.




- Provide commercial input on tender evaluations and procurement strategies.

Skills and Experience

Essential

- Minimum 5 years finance experience and finance leadership, ideally within property development, property portfolio management, construction or real estate.
- Strong understanding of development feasibility, project financing and financial modelling.
- Demonstrated experience managing debt facilities, banking relationships and capital structures.
- Advanced financial reporting, forecasting and commercial analysis capability.
- Strong understanding of taxation, corporate compliance and financial governance.

Desirable

- Experience in multi-site developments, land subdivisions or mixed-use projects.
- CA or CPA qualification.
- Property industry systems exposure
