My client specializes in the construction of high-end, custom residential homes valued at $2 million and above, delivering exceptional craftsmanship for discerning clients across the Gold Coast. We are seeking a Senior Estimator with a solid background in luxury residential construction to join our preconstruction team.

Position Overview

The Senior Estimator will be responsible for preparing accurate, detailed cost estimates for luxury residential projects ($2M+ build value) from conceptual design through final bid. This role requires a sharp eye for detail, strong relationships with subcontractors and suppliers, and the ability to manage multiple high-value projects simultaneously.

Key Responsibilities
Prepare complete, accurate cost estimates for luxury residential builds valued at $2M+, including materials, labour, equipment, and subcontractor pricing
Review architectural plans, specifications, and scope documents to develop comprehensive quantity take-offs
Solicit, evaluate, and level subcontractor and supplier quotes
Identify value engineering opportunities without compromising design intent or quality standards
Collaborate closely with project managers, architects, designers, and clients throughout preconstruction




Track market pricing trends for high-end materials and finishes
Maintain and refine historical cost databases and estimating templates
Participate in bid reviews, client presentations, and contract negotiations
Identify and flag potential risks or cost overruns early in the process

Qualifications
5+ years of estimating experience in luxury/high-end residential construction ($2M+ builds preferred)
Robust understanding of premium finishes, custom millwork, and high-end MEP systems
Proficiency in estimating software (e.g., PlanSwift, Bluebeam, ProEst, or similar) and Microsoft Excel
Ability to read and interpret architectural and engineering drawings
Robust relationships with subcontractors and suppliers in the luxury residential space, ideally within the Gold Coast/SE Queensland market
Excellent communication and organizational skills
Relevant trade qualification, or Bachelor's degree in Construction Management, Engineering, Architecture, or equivalent industry experience

Preferred Qualifications
Experience with custom home builds over $2M in value
Familiarity with sustainable/green building practices
White Card / relevant QLD construction industry certifications
