AugustCo delivers complex, architecturally designed luxury homes across Sydney.

Our projects are highly detailed, technically complex and built in close collaboration with leading architects, consultants, subcontractors and suppliers. We specialise in homes where exceptional design, construction quality and craftsmanship matter.

We are seeking an experienced Onsite Project Manager to lead the day-to-day delivery of one of our luxury residential projects.

Why This Role is Different

Many Project Manager roles expect one person to carry responsibility for programme management, procurement, commercial performance, client management, subcontractor management and project delivery.

This role is structured differently.

You will take ownership of the day-to-day leadership of the project, including site coordination, programme management, subcontractor management, quality, safety and project administration.

However, you won't be left carrying every responsibility on your own.

You'll work alongside experienced senior leaders who remain actively involved in technical coordination, procurement strategy, cost control, commercial management, architect liaison and major project decisions.

The result is a collaborative delivery model that provides genuine ownership, genuine support and shared accountability.

Site Manager Presence. Project Manager Capability.

This role sits between a traditional Site Manager and a fully autonomous Project Manager.

You will be based onsite, leading trades, subcontractors, consultants and daily construction activities.

At the same time, you'll be expected to think beyond the day's work and manage the broader project through planning, coordination, documentation, design resolution, procurement input and programme management.

We're looking for someone who can:

- Lead a site confidently day to day

- Read and interpret architectural and consultant documentation

- Coordinate consultants, trades and subcontractors

- Manage rapid-track construction programmes

- Maintain strong project controls and documentation

- Identify issues early and drive practical solutions

In short, we're looking for someone who can confidently lead a complex residential project onsite,



combining strong site leadership with disciplined project management.

What You'll Be Doing

You'll take ownership of:

- Day-to-day site leadership and coordination

- Managing subcontractors, consultants and suppliers

- Rolling look-ahead programmes and construction sequencing

- Programme management and proactive problem-solving

- Architectural and technical coordination

- RFIs, drawing reviews and buildability reviews

- Site logistics and delivery planning

- Quality assurance and defect management

- Safety leadership and compliance

- Site records, reporting and project documentation

- Digital project management systems and modern construction technology

You'll be supported by a highly engaged leadership team while maintaining responsibility for successful onsite delivery.

The Type of Experience We're Looking For

You will ideally have experience:

- Delivering architecturally designed residential homes valued at $5 million+

- Working on fast-track projects with complex programme constraints

- Coordinating architects, consultants and subcontractors

- Reviewing and resolving detailed construction documentation

- Managing construction sequencing and look-ahead programmes

- Maintaining detailed project records and site documentation

- Using technology to improve project planning, communication and delivery

The right person will be ready to step into a live project, establish control quickly and lead delivery with confidence.

Our projects generally operate Monday to Friday, with occasional Saturdays when required.

1. What construction technology, software platforms or digital systems do you currently use in your day-to-day role? How have they improved project delivery, planning or communication?
