KinKera is a fast-growing provider of Specialist Disability Accommodation (SDA), delivering high-quality, accessible housing that gives people with disability genuine choice, dignity and independence.

As our national portfolio continues to grow, we're looking for an experienced Senior Property Manager to lead the day-to-day management, maintenance and compliance of our properties across Australia.
n
This is more than a traditional property management role. It's an opportunity to help shape a growing national portfolio, lead a maintenance team and directly contribute to better housing outcomes for the people we support.

About the role
n
Reporting to the Operations Manager and leading a small team, you'll take ownership of KinKera's SDA and MTA property portfolio, ensuring every property is safe, compliant and maintained to a high standard.
n
You'll work closely with our Customer Engagement Specialists and wider leadership team to drive operational excellence as KinKera expands into new properties and states.
n
What you'll do
n
n
- Oversee day-to-day property and tenancy management across a multi-state SDA portfolio
n
- Lead and develop the maintenance team, ensuring reactive and planned works are delivered on time and within budget
n
- Build and manage a national preventative maintenance program
n
- Ensure properties meet NDIS SDA Design Standards, Practice Standards and relevant state and territory legislation
n
- Act as an escalation point for complex tenancy and property matters, resolving issues with empathy and professionalism
n
- Own reporting on maintenance SLAs, compliance status and cost performance
n
- Represent KinKera at tribunals as required
n
- Support new property activations and ongoing team and portfolio growth
n
n
What you'll bring
n
n
- 5+ years' property management experience, including at least 2 years in a senior or team leadership role
n
- Experience managing a multi-site residential portfolio across multiple states or regions
n
- Proven ability to lead maintenance teams and trade contractors to deliver quality outcomes on time and within budget
n
- Strong knowledge of residential tenancy legislation across Australian states and territories
n
- Excellent stakeholder management and communication skills
n
- A professional and empathetic approach when working with tenants, guardians, contractors and internal teams
n
n
Desirable, but not essential
n
n
- Experience within NDIS SDA, disability, community or social housing
n
- Familiarity with NDIS SDA Design Standards, Practice Standards and the Quality and Safeguarding Framework
n
- Current Real Estate Licence or Certificate of Registration, or willingness to obtain one
n
- Tertiary qualifications in Property, Facilities Management, Business or a related field
n
