We are looking for an experienced Property Manager to join our established and highly supported Property Management team in Port Stephens.

You'll take responsibility for a manageable portfolio of approximately 100 residential properties, with dedicated team members around you taking care of many of the time-consuming tasks that traditionally fall onto a Property Manager.

A Property Management role with genuine support

You'll have the support of:

- 2 full-time Leasing Consultants dedicated to leasing

- 1 full-time Routine Inspection Manager handling routine inspections

- Full time Trust Accounting

- Full-time New Business
- An established Property Management team and systems around you
- A manageable portfolio of approximately 100 properties

This structure means you're not spending your week rushing between leasing appointments, routine inspections, trust accounting and prospecting for new business.

Your job is to manage your portfolio and your client relationships exceptionally well.

What will you be responsible for?

Your day-to-day focus will include:

- Building and maintaining strong landlord relationships

- Day-to-day communication with landlords and tenants

- Coordinating maintenance and repairs

- Arrears management





- Lease renewals

- Rent reviews and recommendations

- Outgoing inspections and bond matters

- Managing tenancy issues and finding practical solutions

- Providing proactive advice to landlords

- Ensuring your portfolio is managed efficiently and professionally

You'll have autonomy over your portfolio while knowing there is an experienced team around you when you need support.

We are looking for experience

This is not an entry-level Property Management position.

We're specifically looking for someone with previous residential Property Management experience who can confidently step into an established portfolio and hit the ground running.

You might currently be working as a:

Property Manager | Senior Property Manager | Portfolio Manager | Residential Property Manager

You'll ideally be someone who:

- Has proven residential Property Management experience

- Is confident managing their own portfolio

- Communicates exceptionally well with landlords and tenants

- Understands arrears, maintenance, lease renewals, rent reviews and tenancy management

- Is highly organised and able to prioritise

- Remains calm when challenges arise

- Takes ownership rather than waiting to be told what to do

- Enjoys building long-term relationships with clients

- Wants to be part of a supportive and successful team
