The Project Manager will support the planning, coordination and delivery of development projects in Australia, with a focus on Purpose-Built Student Accommodation (PBSA), worker accommodation and hospitality-related assets.
The role is responsible for overseeing the performance of the appointed Development Manager, maintaining discipline over the project's critical path, cashflow and project reporting, while coordinating internal stakeholders to ensure projects are delivered safely, on time, within budget and in accordance with the Company's governance standards.
Key Responsibilities
1. Programme & Critical Path Management
Track critical path activities, key milestones and project dependencies.
Challenge programme assumptions and ensure recovery plans are implemented where delays occur.
Monitor design, procurement, authority approvals and construction progress against agreed timelines.
2. Cashflow, Budget & Cost Management
Review project budgets, cashflow forecasts and cost reports prepared by the Development Manager and Quantity Surveyor.
Monitor project commitments, variations and forecast final costs against approved budgets.
Ensure monthly cashflow forecasts are accurate, adequately supported and aligned with project progress.
Escalate material cost overruns, forecast variances and funding requirements.
Review payment recommendations and supporting documentation prior to approval.
3. Design, Authority & Construction Oversight
Monitor design development, authority approvals and construction activities undertaken by the Development Manager.
Ensure project outcomes meet operational, commercial and regulatory requirements.
Review major design changes,



value engineering proposals and project variations before seeking internal approvals.
Participate in key design reviews, project meetings and site inspections.
4. Reporting & Stakeholder Management
Prepare regular project reports for senior management.
Maintain project dashboards covering programme, critical path, cashflow, budget, risks and key decisions.
Coordinate internal reviews and approvals to support timely project delivery.
Maintain accurate project documentation and governance records.
5. Project Completion & Handover
Monitor project completion, commissioning and handover activities.
Ensure defects, outstanding works and close-out actions are tracked to completion.
Coordinate with Operations to support operational readiness and project transition.
Key Requirements
Degree in Architecture, Engineering, Construction Management, Project Management or a related discipline.
Candidates without a degree in the stated disciplines may also be considered if they have strong and relevant work experience in property development, construction or project management.
3-8 years' experience in property development, construction or project management.
Experience in PBSA, worker accommodation, hospitality or residential developments is advantageous.
Strong ability to monitor critical path, cashflow and project performance.
Experience coordinating Development Managers, consultants and contractors.
Solid communication, stakeholder management and reporting skills.
Proficient in Microsoft Excel, Microsoft Project and PowerPoint.
