This is an experienced, hands-on Property Manager role in a newly completed, luxury development on the South Gold Coast. You'll bring genuine seniority to the day-to-day management of the portfolio, with a smaller sales dimension developing over time as the business grows.

About the Opportunity

This role covers both long-term leasing and a short-term letting portfolio that's set to grow significantly. You'll report to the General Manager and work closely with the on-site team to keep operations running smoothly.

While the early focus is on running the existing leasing and letting book well, there's a genuine and growing opportunity to contribute to new business, owner engagement and lease conversions as you settle into the role, this is a career-building move, not a final one.

What You'll Be Doing

- Taking full ownership of day-to-day tenancy and lease administration across a growing residential portfolio
- Coordinating property inspections, condition reports and lease renewals
- Managing the fast-paced turnover of short-term-let apartments alongside the cleaning team and 24/7 backup service




- Liaising confidently with owners, tenants, the Building Manager and internal teams
- Contributing to new business, owner engagement or lease-conversion opportunities as they arise
- Supporting the onboarding of newly converted short-term-let apartments as the portfolio grows

What We're Looking For

- 3+ years' genuine property management experience.
- A current Queensland Real Estate Certificate of Registration or full Real Estate Licence is essential
- Confident managing both long-term leasing and short-term/holiday letting portfolios
- Open to building some sales capability over time, genuine willingness matters more than existing sales experience
- Comfortable and confident liaising with owners, tenants and internal teams
- Genuine energy and ambition, you're looking for a role to grow into, not out of

- $80,000–$90,000 + Super, with scope beyond this for an exceptional, more senior candidate.
