Facilities Manager – Build to Rent Melbourne CBD | Premium Residential Asset | Mobilisation Chance

An chance has become available for an experienced Facilities Manager to join a major new Build to Rent development in Melbourne.

This large-scale, premium residential asset will offer an extensive range of resident amenities and services. As part of the onsite leadership team, you will help prepare the building for operation and establish the systems, contractors and standards required to support its long-term performance.

This is an opportunity to become involved before opening, take ownership of the building’s facilities operations and play an important part in creating a safe, well-maintained and highly responsive residential environment.

The role Reporting to the General Manager, the Facilities Manager will oversee the day-to-day operation, maintenance and compliance of the building and its associated amenities.

You will work closely with the onsite operations team, asset owners, building contractors and external service providers. The role will initially have a strong focus on mobilisation, building handover and operational readiness before transitioning into ongoing facilities management.

Responsibilities will include:

- Supporting building handover, commissioning and operational readiness
- Establishing planned and preventative maintenance programs
- Managing building defects, warranties and rectification works
- Overseeing building management systems and essential infrastructure
- Managing cleaning, security, waste, landscaping and maintenance contractors




- Ensuring compliance with essential-services, safety and statutory requirements
- Developing emergency-management procedures and coordinating required testing
- Preparing and managing facilities-related operating and capital budgets
- Monitoring contractor performance, expenditure and service agreements
- Maintaining accurate compliance, maintenance and asset records
- Producing regular operational and facilities reports
- Identifying building risks and implementing practical solutions
- Working collaboratively with the resident-facing team to minimise disruption and provide responsive service
- Supporting a safe, welcoming and consistently well-presented residential environment

About you You will be an experienced Facilities Manager with a strong understanding of building operations, compliance, contractor management and preventative maintenance.

Experience within Build to Rent or residential property would be highly regarded; however, we are also interested in candidates from hotels, student accommodation, retirement living, retail precincts or complex mixed-use developments.

You will ideally bring:

- Previous experience managing a large or technically complex asset
- Strong knowledge of HVAC,



BMS, fire systems, lifts, electrical, hydraulic and essential building services
- Experience managing planned and reactive maintenance programs
- A sound understanding of WHS, statutory compliance and risk management
- Experience managing contractors, tenders and service agreements
- Exposure to building mobilisation, commissioning, handover or defects management
- Demonstrated budget management and financial-reporting capability
- Strong written reporting and record-management skills
- The ability to communicate confidently with owners, contractors, residents and internal stakeholders
- A practical and calm approach to operational issues
- Appropriate facilities-management, building, engineering, trade or WHS qualifications

Most importantly, you will understand that facilities management within a residential environment is not only about maintaining the building. It is also about recognising that the building is someone’s home and managing every issue with care, urgency and clear communication.
