Our client is a leading Commercial Workplace Strategy and Project Delivery business, specialising in the strategy, design and delivery of high-quality workplace environments for corporate and commercial clients.

Working across workplace strategy, design, project management, construction and fit-out delivery, the business partners with clients to create high-performing workplaces that align with their people, brand, culture and commercial objectives.

n

As the business continues to grow its project pipeline, it is seeking an experienced Estimator to join its Projects Delivery team.

The Opportunityn

The Estimator will be responsible for preparing accurate, competitive and commercially sound cost estimates for commercial workplace and office fit-out projects.

n

Working closely with the project management, design, procurement and construction teams, the Estimator will provide cost advice from early-stage workplace concepts and preliminary design through to detailed documentation, tendering and project delivery.

n

This is a hands-on role suited to an Estimator who understands the complexities of commercial spaces and tenants and can translate architectural and design documentation into accurate project costs.

n

The role will have exposure to a diverse range of projects, from smaller corporate workplace refurbishments through to major commercial office fit-outs and complex multi-stage workplace transformations with budgets ranging from $300k up to $4m AUD.

Key Responsibilitiesn

n
- Prepare detailed estimates and cost plans for commercial office and workplace fit-out projects.
n
- Review architectural, interior design, engineering and consultant documentation to develop accurate project pricing.
n
- Prepare estimates across all relevant trade packages, including demolition, partitions, ceilings, flooring, joinery, electrical, mechanical, hydraulics, fire services, painting, finishes,



furniture and associated works.
n
- Develop preliminary budgets and high-level cost plans during the early design and workplace strategy phases.
n
- Undertake detailed estimates as projects progress through design development and construction documentation.
n
- Identify cost drivers, risks, exclusions, assumptions and potential opportunities within project scopes.
n
- Maintain and update estimates as design changes and project requirements evolve.
n
- Provide clear cost advice to Project Managers, Designers and clients.
n
- Prepare and issue subcontractor and supplier tender packages.
n
- Review, analyse and level subcontractor and supplier quotations.
n
- Ensure tender returns are compliant with project scope and documentation.
n
- Identify and resolve scope gaps, exclusions, qualifications and discrepancies.
n
- Negotiate with subcontractors and suppliers to achieve commercially competitive outcomes.
n
- Assist the Project Delivery team with subcontractor selection and procurement strategies.
n
- Maintain current knowledge of subcontractor rates, material costs and market conditions.
n

Commercial & Project Supportn n
- Work collaboratively with Project Managers throughout the project lifecycle.
n
- Assist with project feasibility, value engineering and cost optimisation initiatives.
n
- Provide pricing for variations, design changes and client requests.
n
- Support the preparation of project budgets, forecasts and cost reports.
n
- Monitor cost movements and communicate potential commercial risks to the project team.
n




- Maintain accurate estimating records, cost databases and historical project information.
n
- Contribute to continuous improvement of estimating processes, systems and methodologies.
n

Stakeholder Managementn n
- Develop strong relationships with subcontractors, suppliers, consultants and project stakeholders.
n
- Work closely with workplace designers and project managers to understand design intent and project requirements.
n
- Communicate cost implications clearly to both technical and non-technical stakeholders.
n
- Participate in client meetings, design reviews and tender presentations where required.
n

Key Requirementsn n
- Proven experience as a Estimator or similar role (cost /QS /pre-construction).
n
- Strong knowledge of commercial office interiors and workplace construction.
n
- Demonstrated experience preparing detailed estimates and cost plans.
n
- Strong understanding of construction methodologies, trade scopes and subcontractor pricing.
n
- Ability to interpret architectural, interior design and engineering documentation.
n
- Experience managing subcontractor and supplier tender processes.
n
- Strong understanding of construction costs, rates and market conditions.
n
- Commercially astute with strong attention to detail.
n
- Solid analytical and numerical skills.
n
- Excellent communication and stakeholder management skills.
n
- Ability to manage multiple projects, estimates and deadlines simultaneously.
n
- Proficiency with relevant estimating, construction and Microsoft Office systems.
n

Experience within one or more of the following environments would be highly regarded:n n
- Commercial office fit-outs
n
- Design & construct projects
n
- Base-build / fit-out interface projects
n
- Retail or hospitality fit-outs
n
- Project management / workplace consultancy environments
n
