Working closely with Property, Operations and senior business leaders, you will provide the analysis, insights and financial discipline that support strategic decision-making across a large and evolving property portfolio.About the RoleReporting to the Commercial Finance Manager – Operations, you will act as a trusted business partner to Property and Operations stakeholders.
You will support the financial evaluation of lease renewals, relocations, exits and new‐site opportunities, while providing insight into performance, capital investment, forecasting and portfolio strategy.You will combine strong modelling capability with a proactive, commercially curious approach, translating complex financial and operational data into clear recommendations for senior stakeholders.Your responsibilities will include:Partnering with Property and Operations leaders to provide commercial advice, financial analysis and decision supportBuilding trusted relationships across Finance, Property, Operations and corporate support functionsPreparing commercial investment cases and financial models for renewals, relocations, exits, new sites and other investment opportunitiesSupporting proactive portfolio management, including lease-option decisions, renewals, exits and future-location opportunitiesMonitoring portfolio performance and providing clear insight into opportunities, risks and investment prioritiesManaging visibility of the current-site and capital-investment pipeline, including forward commitments and future funding requirementsCompleting post-investment reviews to assess commercial outcomes,



benefits realisation and lessons for future projectsSupporting ownership of the capital expenditure portfolio and associated Right-of-Use assetsPreparing capex budgets, forecasts, reporting and investment-approval submissionsMonitoring actual spend against approved capital budgets and recommending reprioritisation where requiredReviewing monthly profit-and-loss performance and analysing key cost drivers, including inventory, remuneration and occupancy costsSupporting budgeting and forecasting across capital expenditure, occupancy costs and new‐site activityPreparing operational incentive calculations and supporting review and sign‐off processesEnsuring lease-accounting data aligns with operational systems and reporting requirementsAnalysing commercial trends, risks and performance drivers to identify opportunities to improve profitabilityProducing clear management reporting, financial insights and executive-ready commentaryContributing to continuous‐improvement initiatives, ad hoc analysis and commercial projects as requiredAbout YouA degree in Finance, Accounting, Commerce or a related disciplineCA or CPA qualification, or equivalent progress toward completionAt least five years' experience in commercial finance, FP&A;, business partnering or a related analytical finance roleExperience supporting a retail, property, multi‐site, operational or project‐based environmentDemonstrated experience preparing robust business cases, investment models and commercial analysisAdvanced Excel capability, including financial modelling, scenario analysis and large‐data‐set analysisStrong budgeting, forecasting, management‐reporting and financial‐performance analysis experienceExperience with Power BI or a similar reporting and visualisation toolExperience with SAP, TM1, ERP, lease-accounting or other enterprise systems will be highly regardedA proactive, accountable and continuous‐improvement mindsetIn return you will join a supportive finance team with scope to improve systems, reporting and decision‐making processes, whilst enjoying hybrid working arrangements and competitive renumeration.
