An opportunity for an experienced Property Manager to deliver a stand-out service in vibrant Southport is available.
About the role
With a high volume of residences and a diverse resident community, this is a fast-paced role where no two days are the same.
You'll play a key role in managing the resident journey, delivering strong operational outcomes and creating an workplace where people enjoy living.
Working closely with the Leasing, Resident and Facilities teams, you'll combine solid tenancy expertise with a genuine commitment to customer service, ensuring matters are handled professionally, fairly and efficiently.
Your responsibilities will include:
Managing a portfolio of tenancies, including lease administration, renewals, rent reviews and end-of-tenancy processes
End-to-end lifecycle management of a tenancy including:
Managing rent arrears, breaches and tenancy matters in accordance with Queensland legislation
Managing rental bonds,
including claims and finalisation through the RTA
Preparing and lodging QCAT applications where required and representing the organisation at hearings as directed
Conducting entry, exit and routine inspections and ensuring accurate property condition records
Coordinating maintenance requests, repairs and access between residents and contractors
Responding to resident enquiries, complaints and service requests and seeing issues through to resolution
Supporting resident engagement initiatives and events that contribute to a strong community
Working collaboratively with internal teams to support occupancy, retention and operational goals.
About you
A strong desire to provide a service to residents and tenants where tailored solutions are supported and encouraged
Demonstrated experience in property management, ideally within a high-volume or multi-property environment
Strong knowledge of the Residential Tenancies and Rooming Accommodation Act **** (Qld).
Practical experience managing arrears, breaches, renewals, inspections, bonds and end-of-tenancy processes
Excellent organisation and time-management skills, with the ability to manage competing priorities without losing attention to detail
Clear, confident and professional communication skills, including the ability to navigate difficult conversations
A calm, solutions-focused approach to resolving issues and managing challenging situations
Strong administration skills and confidence using Microsoft Office and property management systems
A genuine customer focus and the ability to balance empathy with consistency and sound commercial judgement
A positive, collaborative approach and the willingness to support the broader team
