A facilities management builder working across Southeast Queensland has separated estimating from delivery and brought in a dedicated estimator to handle pricing and a BDM to manage client relationships and upsells. That means the PM role is purely about scheduling trades, managing subbies, solving site issues, and getting jobs closed out. You'll work across a genuine mix of projects: small multi-trade repairs worth five grand, medium refurbs up to $65k, and occasional larger jobs like an eight-unit residential renovation or a school fit-out running over several months.

Every project is different. The commercial expectation is clear: invoice a minimum of $250k per month at 30% margin, managing around forty to fifty jobs concurrently. The builder uses Loop CRM for pipeline, forecasting, and job tracking, and expects real-time updates. You'll review estimates from a delivery perspective before they go out, flagging any methodology or program issues, then take full ownership post-handover. Clients are typically property managers and facilities managers who understand construction,



not end users chasing you for tile colours.

One interstate trip per month is expected, typically a two-night stay. The role carries a high project count, and while the estimator and BDM now handle the quoting and client upsell work, the coordination load across forty-plus concurrent jobs is real. You'll need robust subcontractor networks coming in to help deliver the volume of projects now and in the future.

Salary: $110,000 - $130,000 + Super + Car

What you need:

- Refurbishment, fit-out, or high-volume project delivery background with strong knowledge of trade scheduling, construction methods, and practical site coordination across live working environments.

- Established subcontractor network you can activate immediately

- Commercial awareness of trade costs and project pricing to review estimates from a delivery perspective, identify value engineering opportunities, and protect margin while executing work safely and efficiently.
