Shape the future of an iconic Australian retail portfolio

Factory X is a leading Australian fashion group behind iconic brands including Gorman, Dangerfield and Princess Highway, with approximately 120 stores across Australia and New Zealand.

We’re looking for an experienced and commercially savvy Property & Leasing Manager to take ownership of our retail property portfolio and play a key role in shaping where and how our brands continue to grow.

This is a hands-on, influential role where you’ll work closely with the Managing Director, CFO, Finance, Retail Operations and Marketing teams to ensure we have the right stores, in the right locations, on the right commercial terms.

About the role:

You'll take the lead across the full property and leasing lifecycle, including:

- Managing and optimising a portfolio of approximately 120 retail stores across Australia and New Zealand.

- Leading lease negotiations, renewals, extensions, variations and relocations.

- Negotiating rents, incentives, lease terms, options, rent reviews, outgoings and other commercial conditions.

- Identifying and assessing new store opportunities and locations.

- Evaluating sites based on location, customer demographics, foot traffic, competition, visibility, occupancy costs and brand fit.

- Building strong relationships with landlords, shopping centre management, agents and property stakeholders.

- Managing rent reviews, lease options, expiries and other key property deadlines.

- Monitoring occupancy costs and identifying opportunities to reduce costs and improve store profitability.

- Working with Finance on budgets, forecasts and property expenditure.

- Coordinating the property requirements of current store openings, relocations, refurbishments and closures.

- Working closely with Retail, Finance and Marketing to ensure property decisions support the broader business.





- Managing the property interests of the company's property trusts and representing the owner at relevant meetings.

- Providing commercially sound property advice and recommendations to senior management.

- Keeping internal stakeholders informed through weekly property meetings and reporting.

What we're looking for:

We're looking for someone who knows retail property, is confident at the negotiating table and enjoys making commercially smart decisions.

You'll ideally have:

- Proven experience in retail leasing, property management or a similar commercial property role.

- Strong knowledge of the Australian and New Zealand retail property markets.

- A track record of successful lease negotiation and commercial outcomes.

- Strong commercial and financial acumen.

- Excellent relationship-building and stakeholder management skills.

- The confidence to deal directly with landlords, agents, shopping centre management, lawyers and senior executives.

- Strong analytical, organisational and problem-solving skills.

- Excellent attention to detail and the ability to manage multiple priorities and deadlines.

- The ability to interpret lease documentation and identify commercial risks and opportunities.

- A practical, solutions-focused approach and the ability to make things happen.

Experience in fashion, retail, shopping centres or a multi-site retail environment will be highly regarded.
