About the opportunity
Descom Constructions is seeking an experienced, Perth-based Business Development Manager to generate new business, secure construction projects, and manage tender opportunities across the residential and commercial sectors.
Established in 2017, we are a registered building company with an office in Cannington, WA. We are looking to develop new client relationships and expand our pipeline of suitable construction projects.
This opportunity suits an experienced construction business development professional or independent consultant who can identify opportunities, build relationships and convert prospects into signed contracts.
This is a commission-only contractor engagement, with no base salary or monthly retainer. Project-based commission or success fees will be negotiated and agreed in writing.
The role
You will lead business development from initial prospecting through to tender submission, negotiation and project handover. Your responsibilities will include:
- Generating construction opportunities: Source your own leads through industry relationships, direct outreach, networking, referral partnerships and tender platforms. Follow up on company-provided opportunities where available.
- Building industry relationships: Develop connections with developers, architects, project managers, property owners, commercial agents, strata managers, consultants and other potential clients or referral partners.
- Managing tenders: Identify suitable private and public-sector opportunities, review eligibility requirements, manage tender portal registrations, prepare submissions and coordinate deadlines, clarifications and follow-up.
- Qualifying opportunities: Work with management to assess each project’s suitability, delivery requirements, commercial viability and alignment with DESCOM’s capabilities before committing to a bid.
- Coordinating proposals and securing work: Coordinate pricing and technical inputs with management, prepare capability documents and proposals, negotiate within approved parameters, maintain accurate pipeline records and hand over secured projects to the delivery team.
Final pricing, contractual commitments and project acceptance remain subject to management approval.
Project opportunities
We are open to suitable residential and commercial opportunities across a range of project sizes.
Target projects may include current homes, renovations, extensions, townhouse and multi-residential developments, commercial buildings, offices, retail, hospitality, medical premises, warehouses, fit-outs and refurbishments.
Government and public-sector tenders may also be pursued where DESCOM meets the relevant eligibility and capability requirements.
About you
We are looking for someone who brings:
- Demonstrated construction-sector business development experience, with examples of projects or contracts you have helped secure.
- Practical tender management experience, including reviewing requirements, preparing persuasive submissions and coordinating the information needed for a complete bid.
- Strong relationship-building and negotiation skills, the ability to generate your own opportunities and the commercial judgement to prioritise work worth pursuing.
- An independent, organised approach, with clear communication, reliable follow-up and accurate opportunity tracking.
An established Perth construction or property industry network will be highly regarded. Relevant qualifications in business, construction management, project management, engineering, quantity surveying or a related field are preferred. You must be based in Perth and able to attend local client meetings, networking events, site meetings and tender briefings as required.
Engagement and support
This is intended as a genuine independent contractor arrangement for a professional operating their own business with an ABN.
You will manage your own schedule and business development approach, subject to agreed deliverables, submission deadlines and client commitments. Other client engagements are permitted, subject to confidentiality and appropriate conflict-of-interest arrangements.
DESCOM will provide access to existing tender accounts, available company information, administrative assistance and management input into project selection and commercial approvals. Necessary business expenses must be approved in advance.
Commission rates or success fees will reflect the project’s value, scope and your agreed involvement. The calculation basis, entitlement conditions and payment milestones will be documented before the relevant work begins.
