BAI Assets Pty Ltd is seeking an experienced General Manager to take overall accountability for the operations, delivery, compliance, people and local relationships of our major development site in Albury.
This is a senior, site-based leadership position for an experienced executive who knows how to take ownership of a complex site, bring multiple projects and contractors together, establish strong operating disciplines and ensure that safety, programme, compliance and cost remain firmly under control.
The chance
Reporting directly to the Chief Operating Officer, you will become the single accountable site leader providing clear direction across day-to-day operations while coordinating a significant program of redevelopment and infrastructure works. You will lead a multidisciplinary site team spanning operations, site services, environment and compliance, compute delivery, site build and potentially wastewater infrastructure.
What you'll be responsible for
Your responsibilities will include:
- Taking overall accountability for site safety, operations, project delivery, compliance, cost and performance.
- Leading the site team and establishing a clear operating rhythm, accountability framework and high-performance culture.
- Owning the site budget and P&L;, including cost reporting, purchase orders and invoice approvals within delegated authority.
- Integrating and sequencing multiple concurrent workstreams, including demolition, site preparation, building works, compute infrastructure and potential wastewater treatment infrastructure.
- Leading and holding Project Managers accountable for scope, programme, budget, risk and delivery.
- Ensuring the site remains ahead of the development programme,
including access, enabling works, service isolation, cleared areas and contractor readiness.
- Maintaining compliance with relevant environmental, fire, water, WHS and planning obligations.
- Overseeing engagement with regulators and operational stakeholders including the EPA, Fire and Rescue NSW, WaterNSW, SafeWork NSW and Albury City Council.
- Managing the transition and repurposing of inherited industrial infrastructure and services.
- Developing the site's local contractor and supplier network and supporting local procurement.
- Building the capability, competency and operating disciplines required as the site transitions from its former industrial use into a major technology infrastructure campus.
- Providing concise weekly reporting to the COO covering programme, cost, key risks, issues and decisions required.
About you
We are looking for a highly capable site leader who is comfortable taking genuine ownership of a large, complex and rapidly changing environment.
You will ideally bring
- 15+ years' experience in senior operational, project or site leadership roles within large-scale industrial or infrastructure environments.
- Demonstrated experience running a major industrial, construction or brownfield redevelopment site, such as a mill, refinery, mine, port,
energy facility or major infrastructure development.
- Strong experience managing multiple contractors and concurrent capital projects.
- Experience operating in an environment with significant environmental and regulatory compliance obligations, ideally including responsibility associated with an EPA licence.
- Strong commercial capability, including budgets, cost control, procurement, contractor management and programme performance.
- A strong understanding of WHS, environmental risk and operational governance.
- The confidence to stop work where safety or environmental standards are compromised.
- Demonstrated ability to build, lead and develop multidisciplinary teams.
- Excellent stakeholder management skills across contractors, regulators, councils, consultants and local communities.
- A clear, concise communication style and the ability to operate within an executive and listed-company reporting workplace.
- The ability to remain pragmatic, decisive and calm while managing multiple priorities in a fast-moving development environment.
Candidates should be Albury/Riverina based or willing to relocate for the role.
