Project Manager – Site Build & WWTP
BAI Assets Pty Ltd is seeking an experienced Project Manager – Site Build & WWTP to join our team in Albury. This is a hands-on, site-based Project Manager role responsible for delivering the building, civil and enabling works surrounding the data centre development, including office and administration facilities, hardstands, sheds, roads, services, fire and security upgrades and, if progressed, a wastewater treatment plant project.
If you have strong brownfield construction experience, know how to manage multiple contractors and consultants, and enjoy seeing projects move from design and approvals through to construction and handover, this is an opportunity to play a key role in a major infrastructure development.
The opportunity
Reporting to the General Manager, you will take end-to-end responsibility for a portfolio of site development packages. You'll be the key point of contact for contractors, consultants, architects and certifiers across your projects and will work closely with Site Operations, Environment & Compliance, Compute Delivery and Finance.
Your focus will be simple: deliver safe, high-quality projects to programme and budget while keeping multiple workstreams moving on a complex operating brownfield site.
What you'll be responsible for
Your responsibilities will include:
- Managing the delivery of office, administration, communications, fire station and canteen fit-outs from brief and design through approvals, tender, construction and handover.
- Delivering civil and enabling works including hardstands, sheds, roads, laydown areas, fencing, lighting, entrance works and services reticulation.
- Managing fire system and site security upgrades.
- Coordinating local contractors across electrical, plumbing, HVAC, IT cabling, joinery, flooring, painting and other construction trades.
- Managing relevant CDC and DA approval processes with architects, certifiers and planning consultants.
- Developing and maintaining an integrated programme across all site-build packages.
- Coordinating access, isolations and area handovers with Site Operations to ensure construction and site activities are properly sequenced.
- Managing project budgets, purchase orders, progress claims, variations and cost reporting.
- Preparing scopes of work, managing tenders and making recommendations on contractor appointments.
- Holding contractors and consultants accountable for scope, programme, cost, quality and safety.
- Ensuring contractor safety plans, inductions, permits and SWMS are in place prior to mobilisation.
- Providing clear weekly reporting on programme, cost, risks, variations and upcoming milestones.
Wastewater Treatment Plant
You will lead the Wastewater Treatment Plant (WWTP) project in conjunction with specialist engineering consultants.
This will include
- Developing the project scope, options and cost plan.
- Coordinating specialist water and wastewater consultants.
- Supporting relevant environmental, regulatory and Council approval processes.
- Leading procurement and delivery.
- Managing interfaces between the WWTP and the broader development.
- Ensuring the project is delivered safely, efficiently and in accordance with agreed programme and budget.
Prior water or wastewater project experience would be highly regarded; however, it is not essential if you have strong complex infrastructure project delivery experience and are comfortable leading specialist consultants.
About you
We are looking for a practical, organised and commercially capable Project Manager who enjoys being on site and close to delivery. Ideally, you will bring:
- 8+ years' experience delivering building, civil or infrastructure projects.
- Demonstrated experience delivering projects within an operating industrial or brownfield environment.
- Solid construction project management experience from design and approvals through procurement, construction, commissioning and handover.
- Experience managing multiple contractors, consultants and trade packages concurrently.
- Experience with CDC/DA approvals, tendering, procurement and contract administration.
- Strong programme, budget, cost and variation management capability.
- Sound understanding of construction safety, contractor management, SWMS and permit requirements.
- The ability to coordinate complex interfaces between operations and construction activities.
- Strong commercial judgement and confidence managing contractors on scope, programme and performance.
- Clear written and verbal communication skills.
- A practical, solutions-focused approach and willingness to take ownership.
Experience in water/wastewater, data centres, energy, utilities, manufacturing, mining, heavy industry or critical infrastructure will be highly regarded. Most importantly, you'll be someone who is comfortable working in a fast-moving environment where there is a lot happening at once and where organisation, accountability and getting things done safely matter.
What success looks like
Within your first six months, we expect you to have established strong control over the site-build programme, with key building fit-outs and enabling works progressing to schedule. You'll have multiple CDC packages moving through approval and delivery, fire and security upgrades progressing or commissioned, and a clear scope, cost and delivery position established for the WWTP project.
Projects will be operating with clear programmes, disciplined cost control, properly managed variations and strong contractor safety performance.
