Quantity Surveyor | Commercial Property, Assets & Tax | SydneySydney CBD | Graduate to Senior level$75,000 - $150,000 + super, depending on experienceKoste is growing our Commercial Asset & Tax team in Sydney, and we are looking for Quantity Surveyors who want to build a career that goes beyond traditional cost planning.We work across commercial property, tax depreciation, asset registers, insurance replacement costs, lifecycle and CAPEX reporting, and CGT Cost Base assessments.At the same time, we are investing heavily in our own technology and software to change the way Quantity Surveyors inspect properties, capture asset data, analyse costs and prepare reports.We are looking for someone who wants to grow with us.You may be a graduate starting your Quantity Surveying career, a QS with several years of experience, or a Senior Quantity Surveyor looking for an opportunity to take on greater responsibility.What you will be doingYou will work across a broad range of commercial property assignments throughout Sydney and nationally.Depending on your experience, your role will include:Preparing commercial tax depreciation schedules using Koste's specialist softwareCarrying out inspections of commercial and investment propertiesIdentifying and assessing building components, plant, equipment and other property assetsReviewing drawings, construction documentation, invoices and asset informationPreparing asset registers for commercial property owners and businessesAssisting with insurance replacement cost assessmentsPreparing lifecycle cost and capital expenditure forecastsAssisting with CGT Cost Base and historical construction cost assessmentsUndertaking measurement and construction cost analysisWorking with property owners, investors, accountants, asset managers and other professional advisersSupporting commercial portfolio and multi-property assignmentsContributing ideas to the continued development of Koste's systems, software and reporting processesFor more experienced candidates, the position can also include technical review, client management,
major commercial portfolios and helping grow our Sydney Commercial Asset & Tax team.A different type of QS roleWe do not want someone joining Koste simply to spend the next five years preparing the same type of cost plan.This role provides exposure to the financial and operational life of a property after it has been constructed.You could be inspecting a commercial building one day, analysing its plant and equipment the next, preparing an asset register, reviewing future CAPEX requirements or helping establish construction costs for taxation or CGT purposes.It is a specialist area of Quantity Surveying that combines construction knowledge, property, taxation, asset management, data and technology.Technology is a big part of where we are goingKoste has developed its own property and Quantity Surveying technology.Rather than relying entirely on spreadsheets and traditional reporting processes, our team uses specialist software designed around the services we deliver.Our Quantity Surveyors also have the opportunity to provide direct feedback into the development of that technology.We want our QS team helping shape the tools they use, not simply being handed software built by people who do not understand the profession.We are continuing to invest in automation, data and AI to remove repetitive administrative work and allow our team to spend more time analysing properties and providing useful advice to clients.Who we are looking forWe are open to different levels of experience.You may be:A recent Quantity Surveying or Construction Management graduateA Junior Quantity Surveyor looking to develop specialist expertiseAn experienced Quantity Surveyor wanting broader property exposureA Senior Quantity Surveyor interested in helping grow a specialist Sydney teamYou will have completed, or be close to completing, a degree in:Quantity SurveyingConstruction ManagementConstruction EconomicsOr a closely related construction disciplineExperience in tax depreciation, asset advisory or insurance valuations would be an advantage,
but it is not essential.Specialist training will be provided.We are more interested in finding someone who:Understands buildings and constructionHas strong numerical and analytical skillsHas excellent attention to detailIs comfortable inspecting commercial propertiesIs confident communicating with clientsProduces accurate and professional workIs comfortable learning new technologyIs curious and willing to learnWants responsibility as their experience developsWants to be part of a growing businessCareer progressionWe are deliberately recruiting across multiple experience levels because the position can develop around the right person.A graduate or Junior QS can develop into a specialist Commercial Asset & Tax Quantity Surveyor with exposure to multiple areas of property advisory.An experienced Quantity Surveyor can take greater responsibility for commercial projects, portfolios and client relationships.For the right Senior Quantity Surveyor, there is an opportunity to play an significant role in the continued growth of Koste's Sydney operation.We would rather create opportunities around capable people than restrict everyone to a predetermined job description.SalaryThe package will depend on experience and capability.As a guide:Graduate / Junior Quantity Surveyor: approximately $65,000 - $75,000 + superQuantity Surveyor: approximately $80,000 - $110,000 + superSenior Quantity Surveyor: approximately $110,000 - $150,000 + superThe final package will reflect the successful candidate's experience, technical capability and level of responsibility.LocationThis is a Sydney-based position working from our Sydney office.The role includes regular property inspections throughout Sydney and may occasionally involve interstate travel.A current Australian driver's licence would be advantageous.EligibilityApplicants must be Australian citizens.This position is based in Sydney and Koste is not offering visa sponsorship for this role.About KosteKoste is an Australian Quantity Surveying and property advisory firm specialising in property, asset and taxation services.Our work includes commercial and residential tax depreciation, asset registers, insurance replacement costs, lifecycle costing, CAPEX forecasting, CGT Cost Base assessments and broader Quantity Surveying advisory.We are continuing to grow our commercial services while building technology specifically for the property and Quantity Surveying industry.For someone who enjoys construction but also wants exposure to property, assets, taxation and technology, this is an opportunity to develop a very different QS career.If you are looking for more than a traditional Quantity Surveying role, we would like to hear from you.
