About the role

Alexander Robertson & Co is seeking an experienced Commercial Property Manager to join our team in Melbourne VIC ****. This is a full-time position that plays a crucial role in managing and maximising the performance of our commercial property portfolio. As Commercial Property Manager, you will be responsible for the day-to-day operations, tenant relations, and strategic management of commercial properties. This role is integral to ensuring our properties remain competitive, well-maintained, and profitable whilst delivering exceptional service to our tenants and stakeholders.

What you'll be doing
n
Managing all aspects of commercial property operations including tenant relations, lease administration, and rent collection
n
Conducting regular property inspections and coordinating maintenance and repair works to ensure properties remain in optimal condition
n
Preparing and managing property budgets, financial reports, and cost analyses to maximise profitability
n
Ensuring compliance with all relevant legislation, regulations, and lease requirements
n
Responding to and resolving tenant complaints and disputes in a professional and timely manner
n
Liaising with contractors, service providers, and maintenance teams to ensure quality service delivery
n
Keeping accurate records of lease agreements, tenancy files, and property documentation
n
Preparing regular reports on property performance, occupancy rates, and maintenance issues for management and stakeholders
n
What we're looking for
n
Proven experience of 5+ years working as a Commercial Property Manager or in a similar commercial property management role
n
Strong knowledge of commercial real estate practices, lease administration, and property legislation applicable in Victoria
n
Excellent organisational and time management skills with the ability to manage multiple properties and priorities simultaneously
n




Proficiency in Cirrus8 property management software and Microsoft Office Suite applications
n
Outstanding communication and interpersonal skills, with the ability to build positive relationships with tenants and stakeholders
n
Financial acumen with the ability to prepare budgets, manage accounts, and analyse financial reports
n
Problem-solving abilities and a proactive approach to addressing tenant and maintenance issues
n
Professional presentation skills and attention to detail
n
Relevant qualifications such as a Certificate in Property Management or similar recognised credential are advantageous
n
A valid driver's licence is preferred
