Quantity Surveyor | Commercial Property, Assets & Tax | Sydney

$75,000 - $150,000 + super, depending on experience

Koste is growing our Commercial Asset & Tax team in Sydney, and we are looking for Quantity Surveyors who want to build a career that goes beyond traditional cost planning.
n
We work across commercial property, tax depreciation, asset registers, insurance replacement costs, lifecycle and CAPEX reporting, and CGT Cost Base assessments.
n
At the same time, we are investing heavily in our own technology and software to change the way Quantity Surveyors inspect properties, capture asset data, analyse costs and prepare reports.
n
We are looking for someone who wants to grow with us.
n
You may be a graduate starting your Quantity Surveying career, a QS with several years of experience, or a Senior Quantity Surveyor looking for an opportunity to take on greater responsibility.
n
What you will be doing
n
You will work across a broad range of commercial property assignments throughout Sydney and nationally.
n
Depending on your experience, your role will include:
n
n
Preparing commercial tax depreciation schedules using Koste's specialist software
n
Carrying out inspections of commercial and investment properties
n
Identifying and assessing building components, plant, equipment and other property assets
n
Reviewing drawings, construction documentation, invoices and asset information
n
Preparing asset registers for commercial property owners and businesses
n
Assisting with insurance replacement cost assessments
n
Preparing lifecycle cost and capital expenditure forecasts
n
Assisting with CGT Cost Base and historical construction cost assessments
n
Undertaking measurement and construction cost analysis
n
Working with property owners, investors, accountants, asset managers and other professional advisers
n
Supporting commercial portfolio and multi-property assignments
n
Contributing ideas to the continued development of Koste's systems, software and reporting processes
n
n
For more experienced candidates, the position can also include technical review, client management, major commercial portfolios and helping grow our Sydney Commercial Asset & Tax team.

A different type of QS role
n
We do not want someone joining Koste simply to spend the next five years preparing the same type of cost plan.
n
This role provides exposure to the financial and operational life of a property after it has been constructed.
n




You could be inspecting a commercial building one day, analysing its plant and equipment the next, preparing an asset register, reviewing future CAPEX requirements or helping establish construction costs for taxation or CGT purposes.
n
It is a specialist area of Quantity Surveying that combines construction knowledge, property, taxation, asset management, data and technology.
n
Technology is a big part of where we are going
n
Koste has developed its own property and Quantity Surveying technology.
n
Rather than relying entirely on spreadsheets and traditional reporting processes, our team uses specialist software designed around the services we deliver.
n
Our Quantity Surveyors also have the opportunity to provide direct feedback into the development of that technology.
n
We want our QS team helping shape the tools they use, not simply being handed software built by people who do not understand the profession.
n
We are continuing to invest in automation, data and AI to remove repetitive administrative work and allow our team to spend more time analysing properties and providing useful advice to clients.

Who we are looking for

We are open to different levels of experience.

You may be:

A recent Quantity Surveying or Construction Management graduate
n
A Junior Quantity Surveyor looking to develop specialist expertise
n
An experienced Quantity Surveyor wanting broader property exposure
n
A Senior Quantity Surveyor interested in helping grow a specialist Sydney team
n
n
You will have completed, or be close to completing, a degree in:
n

Quantity Surveying
n
Construction Management
n
Construction Economics
n
Or a closely related construction discipline
n
n
Experience in tax depreciation, asset advisory or insurance valuations would be an advantage, but it is not essential.
n
Specialist training will be provided.

A graduate or Junior QS can develop into a specialist Commercial Asset & Tax Quantity Surveyor with exposure to multiple areas of property advisory.

An experienced Quantity Surveyor can take greater responsibility for commercial projects, portfolios and client relationships.
n
For the right Senior Quantity Surveyor, there is an chance to play an important role in the continued growth of Koste's Sydney operation.

Salary
n
The package will depend on experience and capability.
n
As a guide:
n
n
Graduate / Junior Quantity Surveyor: approximately $65,000 - $75,000 + super
n
Quantity Surveyor: approximately $80,000 - $110,000 + super
n
Senior Quantity Surveyor: approximately $110,000 - $150,000 + super
n
n
The final package will reflect the successful candidate's experience, technical capability and level of responsibility.
n
Location
n
This is a Sydney-based position working from our Sydney office.
n
The role includes regular property inspections throughout Sydney and may occasionally involve interstate travel.
n
A current Australian driver's licence would be advantageous.
n
