AREA MANAGER – COMMERCIAL CLEANING

We are looking for an experienced and successful Area Manager to take ownership of a portfolio of commercial cleaning sites and lead the people, performance and client relationships across their allocated area.

About the Role

As an Area Manager, you will be responsible for the day-to-day operational and commercial performance of your allocated portfolio of sites.

This is a hands-on leadership role suited to an experienced commercial cleaning skilled who understands what it takes to run successful sites, build strong client relationships, manage cleaning teams and contractors, and resolve issues before they become problems.

You will spend significant time in the field, regularly inspecting sites, supporting your teams, engaging with clients and ensuring services are delivered to the required contractual and company standards.

The successful candidate will take ownership, be highly organised, work hard and understand that successful contract cleaning is built on people, communication, quality, consistency and accountability.

Key Responsibilities

- Take ownership of the operational, financial and service performance of an allocated portfolio of commercial cleaning sites.
- Ensure sites consistently meet contractual requirements, cleaning standards, client expectations and agreed service schedules.
- Conduct regular site inspections and audits, identifying issues, risks and opportunities and implementing corrective actions.
- Build and maintain strong client relationships,



acting as the key operational contact and managing complaints, service issues and client requests.
- Lead, support and develop supervisors, cleaners and contractors, setting clear expectations for performance, quality, attendance, conduct and accountability.
- Coordinate recruitment, onboarding, training, toolbox talks and performance management to maintain a capable and motivated workforce.
- Monitor labour utilisation, productivity, contracted hours, equipment, chemicals, consumables and other operational costs to ensure efficient and profitable service delivery.
- Ensure compliance with company policies, WH&S;, environmental, quality and contractual requirements, including timely resolution of incidents, hazards and non-conformances.
- Work closely with operations, compliance and administration teams to ensure effective resource allocation, service continuity and consistent site performance.
- Identify opportunities to improve productivity, service quality, client retention and profitability, including additional services and contract opportunities.
- Support contract, pricing and tender reviews where required and promptly escalate significant operational, commercial or contractual risks to the State Operations Manager.
- Take a proactive, hands-on approach to problem solving and consistently deliver on commitments to clients, employees and the business.

About You We are looking for an experienced commercial cleaning Area Manager with a proven track record of successfully managing multiple sites and leading cleaning teams.

You will ideally have

- Proven experience as an Area Manager, or similar role within the commercial cleaning or facilities services industry.




- Strong knowledge of commercial cleaning operations, labour management and service delivery.
- Demonstrated experience managing multiple sites and competing priorities.
- A proven ability to build and maintain strong client relationships.
- Strong leadership skills with the ability to motivate, coach and hold people accountable.
- Excellent organisational and time-management skills.
- Strong attention to detail and personal accountability.
- The ability to identify problems quickly and implement practical solutions.
- Robust communication and interpersonal skills.
- A hands-on approach and willingness to spend significant time in the field.
- Good understanding of WH&S;, quality and compliance requirements.
- Commercial awareness and an understanding of the relationship between service quality, labour utilisation, client retention and profitability.
- The ability to work independently while collaborating effectively with senior management and support teams.
- A current driver's licence.
