You've made a start in property management. Now build on it.
We're looking for a full-time Assistant Property Manager who already has 3 to 6 months or more of hands-on experience in residential property management and wants to grow into a full Property Manager role with proper support behind them.
This is not an entry-level position. You've done some inspections, you've spoken to tenants and owners, you've used a PM system. What you want now is a team that trains properly, systems that actually work, and a real pathway forward rather than more of the same.
The role
You'll own the physical side of the portfolio and the front line of leasing, with an offshore admin handling data entry and a Senior PM who signs off on legal and financial decisions.
- Routine inspections
- Entry and exit condition reports
- Leasing end to end: enquiries, bookings, open homes, application processing (TICA, references, etc) and a tenant recommendation to the Senior PM
- Maintenance coordination: log same day, allocate to trades, chase until closed, keep owners informed
- Lease renewal follow-up and tenant / landlord communication
- Property readiness between tenancies, including compliance reset (smoke alarms, water efficiency, pool safety) with our offshore admin
- Keeping the property file complete in PropertyMe — every conversation, decision and document recorded
Who this role suits
- You have at least 3–6 months in residential PM — as an assistant, PM administrator or similar
- You hold a current QLD Real Estate Registration Certificate
- You've used a property management system (PropertyMe ideal, but any of the major platforms is fine)
- You're confident with tenants, owners and trades and can hold a line without a fight
- You close loops and write things down
- You want to be a Property Manager, and you'd rather get there properly than quickly
Essential requirements
- Minimum 3–6 months experience in residential property management or leasing
- Current Queensland Real Estate Registration Certificate (or Licence)
- Valid driver's licence
- Strong communication, organisation and time management
- Comfortable with technology and picking up new systems
- Positive attitude and willingness to learn
