About the roleREMCARE Building Management is appointing a full time on site Building Manager for a soon to be completed luxury residential development in Bondi Junction.
This is a dual function role. You are the person who keeps the building running, and you are also the face of it. The building operates a concierge desk, so you will be dealing with residents, owners, guests and contractors in person every day while managing the technical, compliance and contractor side of the property behind the scenes.
Because the building is recent, you will be involved from the start in establishing systems, building the asset register and preventative maintenance schedule, managing defects through the warranty period, and setting the service standard that the scheme will run on for years.
Key responsibilitiesConcierge and resident services
- Staff the concierge desk during business hours as the first point of contact for residents, owners, visitors and contractors.
- Manage deliveries, visitor access, amenity bookings and general resident assistance in line with the by-laws.
- Maintain a professional and discreet front of house presence consistent with a premium building.
Maintenance and contractors
- Conduct weekly common property inspections and log maintenance and repair needs.
- Engage and supervise contractors, verify licences and insurances before engagement, and keep records of works performed.
- Maintain the asset register and preventative maintenance schedule, obtain competitive quotes for significant works, and advise the Strata Committee on long term maintenance planning under section 106 of the Strata Schemes Management Act 2015 (NSW).
Compliance and safety
- Coordinate statutory inspections, certifications and essential services servicing, including fire safety maintenance and support for the Annual Fire Safety Statement.
- Work in accordance with the Work Health and Safety Act 2011 (NSW) and hold contractors to the same standard.
- Maintain the incident register and report compliance matters and identified risks to the Strata Committee.
Security and access control
- Manage access control and security systems, including the issue, replacement and record keeping for keys, cards and fobs.
- Monitor common property parking against the by-laws and report breaches.
- Respond to security incidents, liaise with law enforcement where required, and handle CCTV and access records in accordance with privacy laws.
Emergency response
- Participate in an after hours on call roster covering flooding, power failures, access failures and security incidents, arranging works necessary to make safe and prevent further loss, and reporting each incident.
Reporting and administration
- Respond to owner, resident, Strata Committee and Strata Manager communications within one business day.
- Provide a monthly written report to the Strata Committee covering the condition of the common property, maintenance and compliance status, incidents, contractor activity and recommendations.
- Attend committee and general meetings as required, oversee move ins, move outs and renovations affecting common property, manage waste collection and the Owners Corporation mailbox, and validate service provider invoices for approval.
Experience requiredEssential
- Minimum 2 years in on site building management, facilities management or caretaking, preferably in residential strata.
- End to end contractor management, from scoping works and obtaining quotes through to verifying licences and insurances, supervising attendance and signing off completion.
- Working knowledge of NSW strata operations, including the Strata Schemes Management Act 2015 (NSW), by-law enforcement and the roles of the Owners Corporation, Strata Committee and Strata Manager.
- Coordinating statutory compliance and essential services maintenance, including fire safety servicing and the Annual Fire Safety Statement.
- First response familiarity with building services, including access control, CCTV, intercom, lifts, fire indicator panels, car park equipment,
mechanical ventilation and hydraulics.
- Customer facing service experience with the presentation, discretion and composure expected in a premium environment.
- Competent with building management software (MYBOS, MaintainX, BuildingLink or similar) and Google Workspace Applications
Desirable
- Experience taking a newly completed building through the defects liability and statutory warranty period, including pursuing defects with the builder or developer.
- Building handover experience, including asset registers, operation and maintenance manuals, warranties and system commissioning.
- Concierge or front of house background in hospitality.
- A trade qualification or trade background.
Licences and clearances
- Current NSW driver's licence.
- First Aid and CPR certification, or willingness to obtain.
- National Police Check and unrestricted right to work in Australia.

- Strong written and verbal communication, with the ability to move between formal committee correspondence and everyday resident interaction.
- Calm and decisive under pressure, particularly during after hours incidents.
- Highly organised, with the discipline to keep records, registers and schedules current without being prompted.
- Discreet and trustworthy in handling resident information, security footage and access records.
- Self directed, with the initiative to identify issues on the property before they are reported.
- Well presented and personable, with a service mindset.
HoursMonday to Friday, 8.00am to 4.00pm, with participation in an after hours and weekend on call roster shared across the REMCARE portfolio. An on call allowance applies.
