Reports to: Head of Sales & Marketing (Seniors Living) & GM – Brand, Marketing & Communications THE ROLE
As our National Digital Experience & Performance Manager, you'll take strategic and commercial ownership of the website, digital experience, performance media, attribution and lifecycle marketing – the functions that turn enquiries into residents. This is a newly created leadership role for a seasoned digital and performance marketing leader ready to own commercial outcomes. You'll stay hands-on with the platforms, lead your team, and partner closely with senior and executive leaders across the business.
While the initial focus will be on Aveo's resident acquisition and occupancy, as TLC’s shared digital, data and technology ecosystem continues to evolve, you'll also have the chance to build scalable digital performance capability across Student Living (Scape) and Build to Rent (RTL Co.).
In this role, you'll:
- Own the website roadmap and on-site digital experience across Aveo as the primary conversion engine – UX, content structure, page speed and the enquiry-to-booking funnel – working hands-on in the website CMS, Google Ads, Meta Ads Manager, and attribution and BI tooling.
- Set and track website conversion rate, funnel drop-off and cost-per-enquiry as core commercial metrics, partnering with Sales, Ops and Data teams on the underlying tracking architecture.
- Set the annual and quarterly national media budget for Aveo’s 67 communities, pacing and reallocating spend monthly against enquiry volume, tour conversion and settlement pipeline.
- Run a structured test-and-learn calendar across creative, offers, landing pages and bidding strategy, with clear rules for when to pause or scale.
- Own the Aveo commercial relationship with the group's digital/media agency – setting strategy and KPIs, directing execution,
and deciding what's insourced versus agency-run.
- Interpret and act on attribution and BI outputs from the group's shared platform stack, publishing a standing weekly performance dashboard and monthly ROI/CAC/LTV pack for stakeholders.
- Own the marketing technology and platform roadmap for Aveo, including vendor evaluation, selection and contract negotiation.
- Define commercial requirements for prospect and resident data use – audiences, lifecycle personalisation – handled strictly within TLC's privacy standards.
- Document playbooks (website and CRO approach, channel setup, testing framework, reporting templates) that Scape and RTL.co can adopt as they migrate onto the shared stack.
- Lead your team with clear individual KPIs tied to website conversion, CPL, CAC and business targets.
- Run annual performance reviews of agency and implementation partners against agreed KPIs and value-for-money benchmarks.
- Partner with Sales leadership on lead handling, with Finance on budget forecasting, and represent Aveo in vendor and agency negotiations across the group.
WHAT YOU'LL BRING You're a seasoned leader, ideally from a marketing, digital or customer intelligence background, with a track record of owning commercial outcomes end to end. You'll ideally have:
- 8+ years' experience in performance or digital marketing, including several years in a senior leadership role managing a team, and operating in a multi-brand or dynamic structure.
- Hands-on experience owning a website or digital product as a commercial conversion channel – comfortable in a CMS, reading funnel and heatmap data, and briefing UX/CRO changes directly.
- Deep, hands-on comfort with CAC, ROAS, LTV/CLV, CPA and conversion-rate metrics, and the ability to translate that data into action, not just dashboards.
- Experience owning a significant, multi-channel national media budget with full accountability for efficiency.
- Structured, hypothesis-led experimentation across website journeys, creative, promotions, landing pages and bidding strategy.
- A track record connecting website,
campaign and channel performance to broader business outcomes – revenue, occupancy or pipeline – and presenting that commercial story to executive leadership.
- Strong analytical and attribution capability, with experience working with CRM, analytics, attribution and BI platforms such as GA4, Salesforce, Marketing Cloud, Tableau, Power BI or equivalent.
- An agile, future-focused mindset, comfortable navigating a fast-changing digital landscape including emerging channels and AI-enabled marketing.
- Experience in real estate, retirement living, aged care, property or another multi-site lead-generation business is highly regarded, but not essential.
