About the Opportunity
Location: Norwest, NSW & Sydney, NSW We are looking for an experienced and proactive Building Manager to join our growing team and take ownership of a premium building management portfolio.
This is an opportunity for someone who enjoys being hands-on, solving problems and building strong relationships with stakeholders, while having the autonomy to make decisions and drive the performance of their building.
The successful candidate will have demonstrated experience managing a Building Management Committee (BMC), together with sound financial, contractor and operational management skills.
You will be supported by an experienced team while being given the opportunity to develop your skills, take on greater responsibility and build a long-term career within the building and property industry.
The Role
Your responsibilities will include:
- Managing the day-to-day operation, maintenance and presentation of the building.
- Managing residential and commercial facilities,
maintenance programs, projects and capital works.
- Managing Building Management Committee (BMC) requirements, budgets and operational obligations.
- Developing and monitoring annual operating budgets and capital expenditure forecasts.
- Maintaining a strong financial position through effective budget control and expenditure management.
- Managing contractors, service providers and internal teams to ensure high-quality outcomes.
- Coordinating cleaning, maintenance, security and other essential building services.
- Managing building compliance, certification, statutory requirements and associated documentation.
- Overseeing minor works, repairs and capital expenditure projects from planning through to completion.
- Managing WHS, security, emergency response and incident reporting requirements.
- Building and maintaining strong relationships with Owners Corporations, Executive Committees, Strata Managers, residents, tenants, contractors and other stakeholders.
- Preparing reports, documentation and presentations for Owners Corporation, Executive Committee and Strata Management meetings.
- Managing security, police and emergency incidents requiring Waterpoint involvement.
- Identifying opportunities to improve building operations, efficiency, presentation and overall asset performance.
- Supporting Waterpoint’s broader team and contributing to the continued growth and development of the business.
About You
We are looking for someone who is more than just a capable Building Manager. We want someone who is proactive, commercially minded and genuinely interested in building a career within the industry.
You will ideally have
- Demonstrated experience in Building Management, Facilities Management or Property Management.
- Proven experience managing a BMC and working within a strata environment.
- Strong financial and budget management capability.
- Experience managing contractors, consultants and service providers.
- Strong leadership and stakeholder management skills.
- Excellent communication and reporting skills.
- Strong organisational skills with the ability to prioritise competing demands.
- A practical and proactive approach to problem solving.
- A high level of accountability and attention to detail.
- The ability to work independently while contributing positively to a broader team.
- A willingness to learn, develop and take on increasing responsibility.
- A genuine interest in buildings, property and asset management.
- A professional and personable approach when dealing with residents, owners, committees and contractors.
