We’re looking for a commercially minded and customer-focused Senior Property Manager to join our Property Management team. In this role, you’ll take ownership of the day-to-day management and performance of a commercial property portfolio, working closely with the General Manager and Asset Manager to deliver strong financial, operational and customer outcomes.
You’ll play an important role in identifying opportunities to enhance asset performance, building strong tenant relationships and coordinating a broad range of internal and external stakeholders. You’ll also provide day-to-day operational leadership to the Assistant Property Manager, helping ensure a high level of service and accountability across the portfolio.
Your key responsibilities:
- Manage the day-to-day operational and commercial performance of the property portfolio, ensuring assets are managed effectively and in line with lease obligations and management agreements
- Drive financial performance through effective property management, leasing, budgeting, forecasting and cost management
- Lead leasing and lease renewal processes for smaller tenancies, including preparing basic financial modelling and recommendations for leasing proposals
- Partner with the General Manager and Asset Manager to identify opportunities and risks and provide commercially sound recommendations to support the Strategic Asset Plan
- Support the preparation of three-year budgets and ongoing financial reporting, including reforecasting,
variance analysis and performance insights
- Oversee key tenancy matters including rent reviews, arrears, bank guarantees, insurance, critical dates and lease compliance
- Support the General Manager with capital expenditure projects, ensuring projects are delivered in line with approved budgets and delegations
- Build trusted and proactive relationships with tenants, tenant representatives, agents, service providers and other key stakeholders
- Develop and deliver tenant communication strategies and support in-building events and initiatives that enhance tenant engagement and experience
- Work collaboratively across Property, Facilities, Asset Management, Finance, Projects, Leasing and other specialist teams to deliver strong asset and customer outcomes
- Provide day-to-day operational leadership and guidance to the Assistant Property Manager, coordinating activities, monitoring deliverables and supporting team objectives
- Identify opportunities to improve property management processes, reporting accuracy and service delivery
- Ensure all risk, compliance, WHS&E; and sustainability requirements are effectively managed across the portfolio
- Represent Investa through relevant industry bodies and events, supporting our reputation and position within the property industry
What you bring:
- Tertiary qualification in Property or a related discipline
- Proven experience in commercial property management, ideally with 6+ years’ experience
- Strong understanding of commercial property fundamentals, asset management and valuation principles and how these influence asset performance
- Experience leading lease negotiations and lease documentation
- Strong financial and commercial acumen, with experience in budgeting, forecasting, financial reporting and variance analysis
- Demonstrated ability to analyse complex operational, financial and stakeholder issues and develop practical, commercially balanced solutions
- Strong stakeholder management skills, with the ability to build trusted relationships and influence outcomes across a diverse range of stakeholders
- Demonstrated ability to lead through influence, coordination and accountability, including providing guidance to team members without direct formal people management responsibility
- Strong problem-solving, decision-making and organisational skills, with the ability to manage competing priorities
- Excellent written and verbal communication skills, including strong report writing capability
- Intermediate to advanced Microsoft Word and Excel skills, with confidence working with financial and property management systems
- A proactive, resilient and accountable approach, with the initiative to identify opportunities and drive outcomes
