This is a genuinely different Senior Property Manager opportunity working directly for one of Australia's largest and most successful residential developers.

Based from a premium corporate office with ocean views in Surfers Paradise, you'll manage a portfolio concentrated across just five residential buildings - with an extensive support structure that is very different to the traditional agency model.

No driving all over the Gold Coast. No inspections. No leasing. No maintenance calls. No after-hours work.

A very different PM model

n

You'll work within a highly supported "pod" structure, with dedicated staff based within the buildings who know the properties and tenants.

n

The support team handles:

- All leasing
n
- All ingoing inspections
n
- All outgoing inspections
n
- All routine inspections
n
- Repairs and maintenance coordination
n
- Day-to-day tenant communication
n
- Much of the administration that traditionally consumes a Property Manager's day
n

There is no car required for the role. Instead, you can focus on the higher-level aspects of managing your portfolio and providing an excellent service to landlords.

What will you actually be responsible for?

n

Your responsibilities will include:

n

- Rent reviews and lease renewals
n
- Reviewing and finalising routine inspection reports completed by on-site staff
n
- Landlord communication, including updates relating to repairs and maintenance
n
- Managing the overall performance of your portfolio
n
- Working closely with the QLD Performance Manager to achieve agreed KPIs and career goals
n
- Building strong,



professional relationships with landlords
n
- Ensuring your portfolio is managed efficiently, professionally and compliantly
n

And the hours really are the hours. This is strictly Monday to Friday, 9am-5pm.

n

There is no expectation that you stay late, work overtime or spend your evenings responding to tenants.

n

The Person

n

We're looking for an experienced Property Manager who understands what good portfolio management looks like and can operate confidently in a professional, high-performing workplace. You'll have at least 3 years' Property Management experience, a current QLD Certificate of Registration or Real Estate Licence and strong communication and landlord relationship skills.
