About Us:

The Role:
We are looking for an experienced and courteous individual to fill a diverse role that combines maintenance and groundskeeping tasks. This role reports directly to the property manager and is ideal for someone who enjoys working outdoors and has a background or knowledge as a handyman or similar role.

Schedule:

Casual role, hours negotiable.

Once a week you will also visit another site in Newcastle to complete Grounds and Maintenance tasks.

About You:

Ability to operate and maintain landscaping equipment and tools.
Experience in maintenance, handyman, carpentry, or a related trade.
General knowledge of basic machinery repairs such as washing machines, dryers, hot water services and air conditioners
Good physical stamina, able to perform manual labor in various weather conditions.
Strong attention to detail with a commitment to quality workmanship.
Ability to work autonomously and take initiative, managing your time and tasks efficiently.
A positive, can-do attitude and pride in your work.
Excellent time management and organisational skills
Ability to develop relationships and demonstrate empathy when dealing with residents
Hold an unencumbered Australian Drivers Licence – essential

Grounds Maintenance:

Mow, trim, and edge lawns, flower beds, and pathways
Plant, water, prune, and maintain trees, shrubs, and flowers
Remove weeds, leaves, and debris from grounds, roads and common areas
Apply fertilizers, pesticides, and other treatments to plants and lawns as needed
Ensure plants receive proper watering

General Maintenance and Repairs:





Perform routine maintenance and minor repairs on buildings, structures, and equipment
Inspect and troubleshoot electrical, plumbing, and air conditioning systems, performing basic repairs as needed
Regular cleaning of communal areas including clubhouse, laundry, bathrooms
Regular cleaning of brand-new vacant homes including dusting, wiping, glass cleaning, pressure washing external walls and driveways
Repair and maintain fences, gates, walkways, and driveways
Assemble, install, and repair furniture, fixtures, and appliances.
Regularly inspect and perform basic maintenance on gardening tools, machinery, and equipment, reporting any repairs or replacements needed.
Carry out routine inspections and maintenance of outdoor facilities such as walkways, benches, gazebos, and other communal areas.
Perform regular pool cleaning and obtain daily sample collections. Report results and use necessary chemicals when needed.

Safety and Compliance:

Ensure the grounds and facilities meet safety standards and regulations.
Identify and report potential hazards or security issues to management.

Equipment and Tools:

Operate and maintain landscaping tools and equipment such as mowers, trimmers, and leaf blowers.
Maintain an inventory of tools, equipment, and supplies required for maintenance tasks.
Ensure all equipment is in good working condition and stored properly after use.

Other Duties:

Perform other ad-hoc duties as assigned by the Property Manager.
Provide courteous and respectful service to residents, responding to requests or concerns related to the grounds and outdoor amenities.
