Body Corporate Manager – Maintenance & Compliance

$100,000 Base + Super | Opportunity to Earn an Additional $20K | No After-Hours Meetings

Are you an experienced Body Corporate Manager who loves the industry but is ready to step away from the pressure of managing your own portfolio?

This is a rare opportunity to use your BCM experience in a different capacity, focusing predominantly on maintenance, compliance and getting things done – without being tied to a portfolio or attending after-hours committee meetings.

We are looking for an experienced Body Corporate Manager – not an Assistant BCM – who understands the day-to-day workings of body corporate management and is confident dealing with committees, contractors and maintenance matters.

The Role

Your primary focus will be managing maintenance and compliance matters across the business. You will become a key point of contact for ensuring works are coordinated, contractors are engaged and matters continue moving forward.

A typical day could include:

- Liaising with contractors and obtaining quotes
- Coordinating repairs and maintenance works
- Liaising with committees regarding maintenance requirements
- Following up contractors and outstanding works
- Reviewing and approving maintenance
- Assisting with compliance-related matters
- Keeping committees updated on the progress of works
- Troubleshooting maintenance issues and finding practical solutions
- Stepping across to assist with BCM portfolios when capacity allows

Why This Role Is Different No portfolio. No after-hours meetings.

You won't have the constant responsibility of managing your own portfolio of schemes. Instead,



you'll be able to focus on the operational side of body corporate management and see matters through from start to finish.

When things are quieter, you'll have the opportunity to pivot across the business and step into BCM portfolio work where required.

Who We're Looking For

This role would suit an experienced BCM who:

- Wants to step away from managing their own portfolio
- Enjoys the maintenance and compliance side of body corporate
- Has strong contractor and committee management skills
- Is organised and excellent at following matters through
- Can work autonomously and prioritise competing issues
- Is practical, proactive and solutions-focused
- Isn't afraid to roll their sleeves up and get stuck in
- Still enjoys body corporate but wants a better work/life balance

Previous Body Corporate Management experience is essential . This is not an entry-level or Assistant BCM opportunity.
