About the Role
We’re seeking experienced Building Managers with 2–3+ years’ experience to oversee the day-to-day operations of full-time and part-time residential apartment buildings across Melbourne. You’ll take ownership of the operational performance, presentation, maintenance and safety of your building, while developing strong working relationships with residents, the Owners Corporation (OC), OC Committee, Owners Corporation Manager and contractors.
You’ll be supported by an organised Operations team, established procedures and modern systems, while still having the autonomy to take ownership of your site and deliver a high standard of Building Management.
Key Responsibilities
- Building Operations & Maintenance: Coordinate preventative maintenance programs, reactive works and day-to-day Common Property requirements while maintaining building records and asset registers.
- Contractor Management: Coordinate, schedule and oversee contractors and service providers, including site access, inductions and completion follow-up.
- WHS & Risk: Undertake routine site inspections, identify hazards, manage incident reporting and coordinate corrective actions.
- Essential Safety Measures & Compliance: Assist with the coordination of Essential Safety Measures (ESM), statutory servicing, inspections and other building compliance requirements.
- Access & Security: Oversee keys, fobs, access control, CCTV and other Common Property security systems.
- Stakeholder Management: Build strong relationships with residents, the OC Committee, Owners Corporation Manager, contractors and other stakeholders.
- Communication: Provide clear and timely updates, building notices and operational communications.
- Reporting & Administration:
Maintain accurate building records and prepare regular Building Management reports and operational updates.
- Common Property Inspections: Maintain a proactive presence throughout the building, identifying presentation, maintenance and operational issues and driving them through to resolution.
About You
- Experienced: Minimum 2–3+ years’ experience in Building or Facilities Management, with residential Owners Corporation experience highly regarded.
- Proactive & Accountable: Comfortable taking ownership of your building, identifying issues early and following matters through to completion.
- Team-First Mindset: Collaborative, reliable and comfortable working independently while being part of a wider operational team.
- Strong Communicator: Confident dealing with residents, OC Committees, Owners Corporation Managers, contractors and other stakeholders.
- Open to Improvement: You welcome feedback, follow established processes and look for better ways to deliver outcomes.
- Compliance & Systems: Sound understanding of WHS, Essential Safety Measures and residential building compliance requirements.
- Technology Confident: Comfortable using Building/Community Management software and Microsoft 365, including Outlook, Teams, Excel and Word.
- Mobility for Inspections: Physically able to undertake regular building inspections, including stairs, plant rooms, rooftops and other Common Property areas.
- Work Rights: Full Australian working rights.
- Driver Licence: Current Australian driver licence preferred for occasional supplier or inter-site requirements.
