Ready to take the next step in your property career? We’re partnering with a highly regarded, privately owned commercial real estate agency in Adelaide that is looking to add a capable and motivated Commercial Property Manager to its team.

For an experienced Commercial PM, this is an opportunity to take ownership of a quality portfolio with genuine autonomy and support.

For a strong Residential Property Manager, it could be the opportunity to break into commercial property management with the training, structure and backing to make the transition successfully.

The Opportunity

You’ll manage an established portfolio across office, retail and industrial assets, working within a business that values professionalism, strong relationships and giving its people the support they need to perform. This isn’t a high-volume environment where you’re left to manage everything yourself.

You’ll be supported by

- A dedicated Property Management Assistant
- Internal trust accounting support
- An established leasing team
- Accessible and hands-on Directors

The structure allows you to focus on what matters most — managing your portfolio well, building solid client relationships and continuing to develop your commercial property expertise.

What You’ll Be Doing

Your responsibilities will include:
- Managing relationships with landlords, tenants and contractors
- Overseeing lease renewals, rent reviews, variations and compliance
- Managing arrears and lease obligations
- Preparing annual budgets and outgoings reconciliations
- Conducting regular property inspections
- Coordinating maintenance and contractor performance
- Maintaining tenancy schedules, insurance records and portfolio reporting
- Managing lease expiries, make-good requirements and tenant transitions




- Working closely with the leasing team to maximise occupancy and rental outcomes
- Taking ownership of the day-to-day performance of your portfolio

Already Working in Commercial Property?

You’ll need

- Strong residential property management experience
