About the Role

We are seeking an experienced and commercially focused Head of Asset & Facilities Management to establish and lead Nation's Asset and Facilities Management function across our growing build-to-rent and mixed-use portfolio.

This newly created leadership role will be responsible for developing the strategy, governance frameworks, systems, processes and team capability required to manage Nation's assets throughout their full lifecycle. You will play a pivotal role in protecting and enhancing asset value, driving operational excellence, and ensuring our residents enjoy exceptional, well-maintained living environments.

What You'll Be Doing





Asset & Facilities Management Leadership

- Establish and lead Nation's in-house Asset & Facilities Management function.
- Develop operational frameworks, standards, governance processes and performance measures.
- Build and mentor a high-performing team as the portfolio expands.
- Implement systems and reporting tools to support long-term asset performance and decision-making.

Strategic Asset Management

- Develop and maintain Nation's Strategic Asset Management Plan (SAMP).
- Create asset management policies, plans and governance frameworks aligned with best practice.
- Drive long-term asset lifecycle planning and capital investment strategies.
- Ensure asset management decisions align with business objectives and portfolio growth.

Facilities & Maintenance Management

- Oversee preventative, reactive and cyclical maintenance programs.
- Monitor building performance and asset condition across the portfolio.
- Drive continuous improvement initiatives to improve reliability, efficiency and resident satisfaction.
- Ensure high standards are maintained across all building services and common areas.

Development Handover & Asset Transition

- Partner with Development, Construction and Operations teams to support successful project handovers.
- Manage defects liability periods, builder rectification works and warranty obligations.
- Ensure asset information, registers and operational documentation are accurately captured and maintained.

Procurement & Contractor Management

- Lead procurement and tender activities for facilities services and capital works.
- Manage contractor and supplier performance across multiple service categories.
- Identify opportunities to improve service delivery, operational efficiency and value for money.





Commercial Performance & Compliance

- Lead capital planning, lifecycle forecasting and maintenance budgeting.
- Provide strategic reporting and recommendations to senior leadership.
- Ensure compliance with all relevant regulatory, safety and building requirements.
- Support continuous improvement through data-driven asset performance analysis.

What You'll Bring

- Extensive experience in Asset Management, Facilities Management or Property Operations leadership roles.
- Proven success establishing, leading or transforming asset and facilities management functions.
- Strong knowledge of asset lifecycle planning, capital works programs and strategic asset management.
- Experience developing asset management frameworks, governance processes and long-term maintenance strategies.
- Robust financial acumen with experience managing budgets, capital expenditure and lifecycle forecasting.
- Demonstrated procurement, contract management and supplier performance management experience.
- Experience managing development handovers, defects management and asset transitions.
- Strong leadership, stakeholder engagement and team development skills.
- Excellent analytical, problem-solving and communication abilities.
- Tertiary qualifications in Property, Facilities Management, Engineering, Construction or a related discipline.
- Experience within build-to-rent, residential and or mixed-use property portfolios will be highly regarded.
