The Role
As Senior Property Manager, you'll take a key leadership role within our property management division, overseeing a diverse residential portfolio and ensuring our clients and tenants receive an exceptional level of service.
You'll have the autonomy to manage your portfolio, combined with the support of a cooperative team that genuinely works together.
Your responsibilities will include:
Overseeing and managing a substantial portfolio of residential properties, ensuring smooth day-to-day operations and compliance with all relevant legislation.
Building and maintaining strong relationships with property owners, tenants, contractors and suppliers.
Handling tenant enquiries, complaints and dispute resolution with professionalism, empathy and confidence.
Conducting routine property inspections and maintaining accurate records of property conditions, maintenance requirements and tenant interactions.
Coordinating maintenance and repairs, obtaining quotes and managing contractors and budgets.
Managing rent collection,
arrears and payment processes with care and professionalism.
Preparing and presenting detailed property management reports to owners, including performance insights and recommendations.
Managing lease agreements, renewals, notices and end-of-lease procedures with meticulous attention to detail.
Ensuring compliance with Victorian residential tenancy legislation, insurance requirements and health and safety standards.
Identifying opportunities to improve systems, processes, property performance and tenant retention.
Providing leadership, guidance and support to other members of the property management team.
What We’re Looking For
We're looking for someone who is experienced, capable and confident, but just as importantly, someone who will add to our culture.
You’ll ideally have:
A minimum of 5 years' experience in residential property management , with proven experience managing a substantial portfolio.
Strong knowledge of Victorian residential tenancy legislation and property management best practices.
Demonstrated leadership experience, including staff supervision, mentoring and performance management.
Exceptional communication and relationship-building skills.
The confidence to deal with challenging situations while remaining calm, professional and solutions-focused.
Strong organisational skills and the ability to manage competing priorities and deadlines.
Experience with property management software and Microsoft Office.
Sound financial understanding, including budgets, rent collection and arrears management.
