About BeHome
BeHome provides long-term accommodation for international students, workers and newcomers on the Gold Coast. We operate two properties in Surfers Paradise and focus on creating a welcoming, practical and well-connected living experience for our residents.
We are looking for a confident and highly organised Local Partnerships & Occupancy Manager to develop relationships with businesses, employers, education providers and community organisations across the Gold Coast.
This is not a social media position or a high-pressure cold-calling role. It is a relationship-focused position designed to build a robust local partnership network and convert those partnerships into measurable occupancy growth.
The Role
Based on-site at one of our Surfers Paradise properties, you will build and manage BeHome’s local partnership database and pipeline.
Your territory will cover Southport to Burleigh Heads, with a strong focus on businesses and organisations located along the tram corridor.
During the warmer months, your focus will be on building the partnership network, creating offers and developing a strong pipeline. During winter, the priority will shift towards converting those relationships into referrals, inspections and move-ins.
Key Partnership Areas
You will develop partnerships across three main categories:
Employers and jobs: Hotels, hospitality businesses, labour-hire companies, cleaning companies, event operators and other employers.
Discounts and experiences: Surf schools, gyms, tours, bars, local attractions and essential services.
Referral partners: English colleges, education agents,
student services and organisations supporting international students and newcomers.
Key Responsibilities
Build and maintain an accurate partnerships database in HubSpot.
Research suitable businesses and organisations across the Gold Coast.
Identify decision-makers and the best communication channels.
Conduct consistent outreach through calls, emails, WhatsApp, walk-ins and face-to-face visits.
Book, prepare for and attend partnership meetings.
Develop partnership offers, including staff accommodation, referral arrangements and resident benefits.
Negotiate practical, mutually beneficial partnership agreements.
Convert prospective partners into active and recurring referral sources.
Coordinate partner activations using posters, referral codes, welcome-pack materials and other resources.
Track every contact, meeting, follow-up and next step in the CRM.
Track partner-generated leads, inspections and move-ins.
Coordinate with hostel operations to provide a smooth experience for partners and residents.
Report weekly on pipeline activity, partner performance and occupancy impact.
Continuously improve outreach scripts, offers and follow-up processes.

Clear systems for tracking conversations, agreements and referrals.
Converting Partnerships into Occupancy
Active partners regularly referring suitable residents.
Employer partners contacting BeHome when their employees need accommodation.
Schools and education agents sending qualified enquiries.
Partner-generated inspections and move-ins.
Measurable improvement in winter occupancy attributable to partnerships.
About You
You are a confident local relationship builder who is comfortable walking into businesses, introducing yourself and speaking with decision-makers.
You will also be:
Highly organised and consistent with follow-ups.
Comfortable creating systems and maintaining accurate CRM data.
Confident communicating by phone, email, WhatsApp and face-to-face.
Able to negotiate practical, win-win agreements.
Proactive, reliable and comfortable working independently.
Friendly, professional and culturally aware.
Focused on measurable results without using aggressive sales tactics.
Experience in partnerships, business development, hospitality sales, tourism, education, student accommodation, recruitment or community engagement will be highly regarded.
Knowledge of the Gold Coast business community, particularly between Southport and Burleigh Heads, would be an advantage.
Compensation
Base salary of $70,000–$85,000 + super , depending on experience.
Performance bonus linked to verified partner-sourced move-ins and agreed winter occupancy targets.
Full-time, on-site position.
Work across BeHome’s two Surfers Paradise properties and the Southport-to-Burleigh partnership territory.
