The project comprises approximately 130 apartments across 27 storeys, with basement/podium works, extensive resident amenity and a highly architectural design targeting the owner-occupier market.

Piling is programmed to commence in January 2027, however the business is prepared to appoint the right Site Manager well ahead of time.

The priority is securing the right person rather than waiting for the project to start. An earlier appointment provides the opportunity to influence buildability, methodology, logistics, programming and procurement planning ahead of mobilisation.

The Chance

Located on a constrained inner-Gold Coast site, this project requires a Site Manager who understands the complexities of high-rise structure, vertical logistics, façade, services, high-quality finishes and commissioning through to handover.

We are looking for someone who has successfully delivered comparable high-rise residential projects with a reputable Tier 1 or Tier 2 principal contractor or developer-builder.

You'll take overall responsibility for site delivery, supported by a well-resourced construction team and experienced senior management.





Responsibilities will include:

- Early involvement in buildability, methodology, logistics and programming.
- Overall site leadership from piling and structure through to completion.
- Managing and developing the site delivery team.
- Driving master and short-term construction programmes.
- Managing structure, façade, services, finishes and external works.
- Coordinating logistics on a constrained high-rise site.
- Driving subcontractor performance and accountability.
- Maintaining exceptional safety, QA and environmental standards.
- Working closely with design, commercial and project management teams.
- Managing commissioning, defects and final handover.

Who We're Looking For

Your project experience needs to be strong, but how you lead people will be equally important.

We're looking for anatural leader who creates accountability without unnecessary conflict - someone who builds strong teams, earns respect and gets the best out of people.

You'll ideally bring:

- Extensive Site Manager experience with a reputable Tier 1 or Tier 2 principal contractor or developer-builder.
- A proven track record delivering 20+ storey residential towers.
- Experience taking comparable projects from structure through to final handover.
- Strong knowledge of concrete structures, façade, services and high-quality residential finishes.
- Excellent programming, sequencing and site logistics capability.
- Experience managing large subcontractor and site teams.
- Sophisticated QA, safety and construction management systems experience.
- Strong commercial awareness and understanding of programme implications.
- A trade background and relevant QBCC licensing.
- Excellent employment tenure and demonstrable career progression.
- Exceptional references from previous employers,



senior management and project stakeholders.

We're particularly interested in candidates whose career demonstrates stability, loyalty and progression, rather than frequent movement between projects and employers.

Leadership & Culture

Technical capability alone won't secure this position.

The successful Site Manager will be someone people genuinely want to work for.

You'll set clear standards, communicate effectively, develop Foremen and junior site staff, hold subcontractors accountable and create a positive, high-performance site culture.
