Property Management is next – and our aspirations for it are big.

We’re looking for an experienced property leader to establish, grow and lead what we intend to become one of Australia’s most successful Property Management businesses.

There’s no inherited culture to fix, outdated processes to work around or legacy way of doing things.

You get to build it properly from the start, with the customer ecosystem, capability and backing of a fast-growing property group behind you.

The Opportunity

As Head of Property Management, you’ll take end-to-end ownership of establishing, growing and leading Locale’s Property Management business.

This is not a traditional Property Management leadership role where you inherit an existing team and rent roll. You’ll have the chance to build the business from the ground up – shaping its strategy, operating model, customer experience, technology, team and culture.

While you’re building from the ground up, you won’t be starting from zero.

You’ll work closely with the Managing Director and leaders across Locale Homes, Locale Wealth and Locale Financial, leveraging our existing customer base, property pipeline and broader ecosystem to accelerate growth.

You’ll also have established teams across Sales, Marketing, Operations, Finance and Financial Control, and AI & Growth Systems behind you – giving you the platform to build quickly and build well.

This is an opportunity for someone who knows Property Management, thinks commercially and is excited by the challenge of building something significant.

Key Responsibilities

Business Establishment & Strategy

- Lead the establishment and launch of Locale’s Property Management business.

- Develop and execute the business plan, including growth priorities, operating model, resourcing and performance targets.

- Establish the systems, processes, policies, procedures and governance required to operate and scale the business.

- Work with Group leadership to shape the strategic positioning and long-term direction of Property Management.

- Build the foundations required to support future geographic and national expansion.

Growth & Rent Roll Development

- Build a high-quality, profitable and sustainable residential rent roll.

- Develop and execute client acquisition strategies across both internal and external channels.

- Maximise opportunities generated through Locale Homes, Locale Wealth and Locale Financial.

- Establish effective referral, conversion and onboarding pathways across the Group.

- Build strong external acquisition channels with property owners, investors, developers, referral partners and industry networks.

- Identify and assess strategic rent roll acquisition opportunities where appropriate.

- Own the client acquisition pipeline from opportunity through to conversion and onboarding.

Commercial & Financial Performance





- Take ownership of the commercial and financial performance of the Property Management business.

- Establish and manage revenue, profitability, growth and operating performance targets.

- Work with Finance to develop budgets, forecasts and performance reporting.

- Establish appropriate fee structures and service offerings that balance customer value with sustainable profitability.

- Identify opportunities to improve efficiency, operating leverage and margins as the business scales.

- Provide clear visibility to Group leadership on growth, performance, risks and opportunities.

Customer Experience & Service Delivery

- Build an exceptional end-to-end experience for landlords and tenants.

- Develop a customer experience model that differentiates Locale Property Management in the market.

- Ensure landlords receive proactive communication, reliable advice and high-quality management of their investment properties.

- Ensure tenants receive professional, responsive and consistent service throughout their tenancy.

- Build strong long-term customer relationships that drive retention, referrals and portfolio growth.

- Use customer feedback and performance insights to continuously improve the service experience.

Systems, Technology & Innovation

- Design simple, scalable and efficient Property Management processes from day one.

- Work closely with our AI & Growth Systems team to select and implement the right technology, platforms and tools.

- Leverage automation, AI and technology to reduce administration, improve customer experience and support scalable growth.

- Establish reporting and dashboards that provide visibility across rent roll performance, customer experience, compliance and operational efficiency.

- Continuously identify opportunities to simplify processes and improve productivity.

Licensing, Compliance & Risk

- Ensure the business meets all applicable Western Australian licensing, legislative, regulatory and professional requirements.

- Provide the appropriate licensing capability required to support the Property Management business.

- Establish appropriate trust account management processes, controls and compliance.

- Maintain strong governance across tenancy requirements, customer information, privacy and financial controls.

- Proactively identify and manage operational, compliance, financial and reputational risks.

Leadership & People

- Build the organisational structure required to support the Property Management business as it grows.

- Recruit, onboard, coach and develop a high-performing Property Management team.

- Establish clear responsibilities, performance expectations and accountability.

- Build a customer-focused, commercially minded and high-performance culture aligned with Locale’s values.

- Foster strong collaboration between Property Management and the wider Locale Group.

About You

You’re an experienced Property Management professional who is energised by the opportunity to build rather than simply inherit.

You understand the operational side of Property Management, but you’re also commercially minded. You know how to grow a rent roll, build relationships, create great customer experiences and establish the systems and team required to scale.

You’re comfortable operating with a high degree of ownership and accountability and can move between strategy and execution.

Most importantly, you have the grit,



energy and ambition to take an opportunity from an idea to a high-performing business.

You might currently be a Head of Property Management, Department Manager, Licensee, BDM or senior Property Management professional ready for a bigger opportunity.

What You’ll Bring

- Significant experience within residential Property Management with strong end-to-end operational knowledge.

- WA Real Estate & Business Agent Licence, or appropriate licensing capability required to support the operation of the business.

- Strong knowledge of Western Australian residential tenancy legislation, real estate regulation, trust requirements and Property Management compliance.

- Proven business development and client acquisition capability.

- Demonstrated experience growing or contributing significantly to the growth of a Property Management business or rent roll.

- Strong commercial acumen across revenue, costs, profitability and business performance.

- Experience building or improving Property Management systems, processes and operational controls.

- Strong people leadership capability, including recruiting, coaching and developing high-performing teams.

- Excellent relationship-building and stakeholder management capability.

- High levels of ownership, initiative and accountability.

- Strong written and verbal communication skills.

Preferred Experience

It would be advantageous if you also have:

- Experience establishing a Property Management business, department or service offering from the ground up.

- Demonstrated experience growing a significant residential rent roll.

- Experience acquiring or integrating existing rent rolls.

- Experience working within a broader property, investment, finance or qualified services group.

- Experience implementing Property Management technology, automation or AI-enabled processes.

- Experience developing business plans, budgets, forecasts and commercial growth strategies.

- Experience supporting geographic or national business expansion.
