Business Development Manager – Building ServicesBrisbane, QLD | Full-time | Hybrid
Multhana Building Services is looking for a driven and commercially capable Business Development Manager to grow our Building Services division across South East Queensland.
This is not a desk-based sales role. We need someone who can develop relationships, uncover opportunities, inspect sites, understand building scopes, prepare accurate estimates and convert opportunities into profitable, deliverable projects.

About the RoleReporting directly to the leadership team, you will be responsible for identifying, estimating and securing new building services opportunities while developing long-term relationships with new and existing clients.
Your responsibilities will include
- Developing and managing a strong pipeline of qualified building services opportunities
- Prospecting and building relationships with facility managers, government agencies, schools, property managers, principal contractors and procurement teams
- Attending client meetings, site inspections, tender briefings and networking events
- Reviewing drawings, specifications, schedules, bills of quantities and client requirements
- Completing site measurements, take-offs, scope development and preliminary estimating
- Building accurate estimates using current labour, material, plant, supplier and subcontractor pricing
- Obtaining and assessing subcontractor and supplier quotations
- Preparing detailed proposals, quotations, capability submissions and tender responses
- Negotiating commercial terms, rates, programmes and service agreements
- Following up proposals and confidently progressing opportunities through to close
- Identifying account growth and cross-selling opportunities across building, landscaping and commercial cleaning services
- Supporting clients with their Indigenous procurement, RAP and social-impact objectives
- Maintaining accurate CRM records, sales forecasts and weekly pipeline reports
- Completing thorough commercial and operational handovers for every secured project
- Reviewing estimated versus actual project performance to improve pricing accuracy
- Working closely with operations to ensure secured work is properly scoped, profitable and deliverable

About YouYou will ideally have:
- Demonstrated success in business development, sales or account management within building services, construction, maintenance, facilities management or a related industry
- Strong prospecting, lead qualification and pipeline-management capabilities
- Practical estimating experience, including take-offs, labour and material build-ups, supplier comparisons and subcontractor pricing
- The ability to interpret drawings, specifications and commercial documentation
- Experience preparing professional quotations, proposals and tender submissions
- Strong contract negotiation and commercial decision-making skills
- Excellent written communication, presentation and stakeholder-engagement capabilities
- The confidence to engage with senior decision-makers and diverse communities
- Solid time-management skills and the ability to work independently within a hybrid environment
- Competence using CRM platforms,
Microsoft Office and estimating or job-management software
- A current Australian driver licence and willingness to attend client and project sites
Experience with government procurement, Department of Education projects, facilities management contracts, schedule-of-rates work, AroFlo, Indigenous procurement or Supply Nation clients will be highly regarded. Relevant business, construction, trade, estimating, quantity surveying or sales qualifications are advantageous; however, proven industry performance is equally important.
