The opportunity

BL Air is looking for an experienced Construction Manager to take a key leadership position within our Victorian business.

This role has been created with a clear succession pathway to General Manager of BL Air Victoria.

Our intention is for the successful person to take ownership of Victorian project delivery and, within approximately two years, progress into responsibility for leading BL Air Victoria. That progression will be based on demonstrating the capability and leadership required to run the business — but the pathway itself is real and intentional.

You'll lead our Victorian Project Managers and estimating team, working closely with the Managing Director across the operational and commercial performance of the business.

This isn't about personally managing every project.

It's about leading the people who do and making sure we deliver what we've committed to : safely, commercially and to the standard we've promised.

What you'll own

As the delivery owner for Victoria, you'll lead, support and challenge our Project Managers while holding them accountable for the outcomes they've committed to.

You'll maintain oversight across

- Project performance, programme and delivery
- Labour planning and resourcing
- Gross profit, forecasting and cost-to-complete
- Procurement and committed costs
- Variations, claims and commercial risk
- Client and builder relationships
- Safety, QA and compliance
- Project recovery and risk management
- Victorian estimating,



tender pipeline and pre-construction

Strong commercial understanding is critical.

We don't want to discover at the end of a project that margin has disappeared. We expect our leaders to know their numbers, identify issues early and take action while there's still an opportunity to influence the outcome.

A big part of your role will be developing our Project Managers rather than doing their jobs for them — helping them become stronger commercially, better leaders and more capable of consistently delivering successful projects.

You'll also connect construction and estimating, making sure lessons from today's projects improve how we price and deliver tomorrow's.

This gives our leadership team visibility across the whole business, what we’re winning, how we’re delivering, how our people are performing and whether our systems, safety and quality are where they need to be.

As Construction Manager, you’ll play a key role in this operating rhythm and be expected to understand what’s happening across Victoria, identify issues early and drive action.

We’re also investing heavily in technology, automation and our own BL Air Operating System, giving our teams better visibility across projects, forecasting, labour, procurement, estimating, QA and safety.

The goal is easy: give good people better tools so they can spend more time leading,



making decisions and delivering great projects.

You’ll have genuine input into how these systems and the Victorian business continue to develop.

Who we're looking for

You may already be a Construction Manager or a high-performing Senior Project Manager ready to take the next step.

We're looking for someone with:

- Strong commercial HVAC/mechanical construction experience
- Strong financial and commercial understanding
- Experience with project margin, forecasting, variations and claims
- Strong planning, programme and labour management capability
- An understanding of estimating and pre-construction
- Strong safety, QA and compliance knowledge
- Experience leading and developing people
- Strong client and builder relationships
- A systems-driven and improvement-focused mindset

But experience is only part of it.
