I'M HIRING. My first hire at Zenett. No CVs — send me a 2-minute video instead.
Over 15 years I've delivered 850+ apartments, 1,200+ student accommodation rooms and over $1 billion of projects for other people's companies.
I started Zenett with one goal: to become the most trusted execution partner in Australia for complex property developments. The firm developers and fund managers call when the decisions matter, the risk is real and the outcome is the only thing anyone will remember. Not a report. Not a manager. An execution partner, in every state, on the projects other people find too hard.
Today Zenett runs live projects across NSW and just expanded to QLD. From DA to settlement, six-residence infill to 30-storey towers and I've reached the ceiling of what one person can do properly.
So, I'm bringing in one person. The first. Not an assistant. Not a manager. A Development Executioner, working next to me on every live project from day one, who will run their own projects as a Lead Development Executive and, if they're built for it, become a partner.
Why not "manager"? Because Zenett doesn't manage developments. We execute them. Managers write reports about the problem. We get it over the line.
What you'll actually do (the real version, not the HR one):
- Sit in every consultant and client meeting with me. Then start running them.
- Own the programme, the risk register and the consultant procurement on real projects, fee proposals, agreements, scope gaps, the lot.
- Drive approvals: council, planners, certifiers, SSD and HDA pathways. Learn how a DA actually gets over the line.
- Check every progress claim, variation and invoice before it reaches a client.
- Write the Monday-morning report that a fund manager makes decisions from.
- Walk sites with me. Learn the builder's game from the client side.
- Help build Zenett itself, systems, tenders, capability documents, the next hire.
What I care about
✅ Hunger (Growth Mindset). You want more than the role you're in and you know it.
✅ Ownership (Extreme Leadership). Problems are yours until they're solved, not until 5:30.
✅ Speed of learning (Contrarian Thinking). "I don't know that yet, here's how I'd find out", and then a better way than mine.
✅ Standards (Discipline and Grit). You notice the number that's wrong on page 14, and you fix it at 9pm.
✅ Character (Radical Transparency). You say the hard thing early, and the way you treat the builder's site admin is the way you'll treat my clients.
Those are five of Zenett's six values. The sixth is Build in Public: your wins, your lessons and your mistakes get shared, because that's how a team gets better. If any of the six makes you uncomfortable, that's your answer.
What I don't care about:
❌ Your degree, or whether you have one.
❌ The logos on your CV. (I'm not reading it anyway.)
❌ Whether you've held the title before.
The part that will put most people off and that's the point:
- You're based with me in St Leonards and out on client sites across Sydney, five days a week. There is no work-from-home arrangement in this role.
- Development doesn't run on office hours. Sites start at 7, councils don't wait, and DA deadlines fall on Fridays. When a project needs it, we're there, including weekends.
- There is no perks program. The perks are the projects, the exposure and how quick you'll grow.
- You'll be handed real responsibility early, and held to it.
What you get
- An attractive salary with an opportunity to become a shareholder. Paid for the person, not the title.
- Bring work with you? If you can introduce clients or projects, you earn a percentage of the fees on the work you bring, on top of salary, from day one.
- A direct line to me. Every decision, every negotiation, every mistake: you're in the room.
- A real path to Lead Development Executive, and beyond that to partner, with your name on projects worth tens of millions.
- If you want to build something of your own one day, I'd rather you learn how here.
How you get promoted, and how you get fired:
I can hire you. Only you can fire yourself.
Every project at Zenett runs on live dashboards, weekly and monthly. Who did what, what moved, what didn't. Your progression is not my opinion, a client's opinion or an annual review. It's measured. Underperform and you're out. Overperform and the sky is the limit. How high you climb is entirely on you.
How to apply - no CVs, no cover letters:
Film yourself. Two minutes, phone camera is fine. Answer three things:
- The hardest thing you've done in the last 12 months and what kept you up at night while you did it.
- Why property development, and why I should hire you over the next person.
- The one question you'd want answered before you said yes.
Email the video (or a link to it) to
[email protected] with your LinkedIn URL. Subject line: "Zenett - your name".
Prefer not to be on camera? Send a two-minute voice note or three bullet points instead. I'll weigh them the same way.
I watch every one myself. Shortlisted people get a 15-minute call within seven days. Decision by [date].
If it's not you, tag the one person you'd trust to run your own project. We may both thank you later.
