Are you an experienced Property Manager who enjoys working with owners and solving problems—but wants to leave inspections, open homes, leasing, vacates and routine administration behind?

H&U; Property Group is looking for an experienced Property Manager to join our Kippa-Ring office.

You will oversee a supported portfolio of approximately 290 residential properties. This is not a traditional end-to-end portfolio: dedicated team members manage inspections, open homes, applications, entry and exit processes, tenant onboarding, bond claims and much of the day-to-day administration.

Your primary focus will be owner communication, maintenance decisions and the effective overall management of the portfolio.

This is a fully office-based position in Kippa-Ring.

A Genuinely Supported Portfolio

Routine inspection support

Our dedicated routine inspection agent manages the inspection process and associated tenant matters. As the Property Manager, your involvement is primarily owner communication and coordinating any required maintenance.

Administrative support





Our administrative team assists with:

- Incoming telephone calls

- Email allocation and general enquiries

- Rental references

- Contractor and trade follow-up

- Application administration

- Invoice processing

- Following up tenants

- General day-to-day portfolio administration

Vacate and letting support

Our dedicated vacate and letting agent manages:

- All open homes and property viewings

- Entry and exit condition reports

- Communication with vacating tenants

- Bond claims

- Vacate-related work orders

- Tenancy applications

- Communication with approved tenants

- Lease preparation

- New-tenant onboarding and move-ins

The Property Manager’s involvement in these areas is primarily focused on owner communication, instructions and approvals.

Your Responsibilities

Your key responsibilities will include:

- Building and maintaining strong relationships with property owners

- Providing owners with clear and timely updates

- Managing maintenance requests and obtaining owner instructions

- Coordinating maintenance decisions with tenants, contractors and the support team

- Monitoring the overall performance and condition of the portfolio

- Managing arrears and more complex tenancy matters with administrative support

- Handling insurance claims when required

- Overseeing lease renewals, notices and breaches

- Maintaining accurate records and legislative compliance

- Resolving escalated owner or tenant concerns

- Working closely with the inspection, administration,



vacate and letting teams

About You

You are an experienced residential Property Manager who enjoys communicating with owners, making informed decisions and ensuring matters are followed through to completion.

You will have:

- Practical residential property management experience

- Experience independently overseeing a residential portfolio

- A current Queensland real estate registration or relevant qualification

- Sound knowledge of Queensland tenancy legislation and compliance

- Strong written and verbal communication skills

- Confidence building positive relationships with property owners

- Excellent organisation and follow-through

- A calm, practical and solutions-focused approach

- The ability to prioritise and make sound decisions

- A professional and team-focused attitude

Experience with PropertyMe or similar property management software is preferred but not essential.

Applications from experienced Property Managers and Senior Property Managers are both encouraged.
