Job Description
We are seeking an experienced, highly organised Property Manager to take full end-to-end responsibility for a portfolio of approximately 100 residential properties located in and around the Melbourne CBD. This is a hands‐on role covering the complete tenancy cycle, owner relationship management, and compliance. The role is ideal for a property management professional who thrives on autonomy and can manage a high-density inner-city portfolio.

Key responsibilities

Manage the end‐to‐end leasing process: advertising, inspections, applications, approvals, and lease execution
n
Conduct routine, entry, and exit inspections across the portfolio
n
Manage lease renewals, rent reviews, and rental increases in line with market conditions and legislation
n
Handle tenant communications, disputes, and VCAT applications where required
n
Act as primary point of contact for property owners/landlords
n
Advise owners on rental appraisals, market conditions, and property improvements to maximise returns
n
Manage owner statements, disbursements, and end‐of‐financial‐year summaries
n
Coordinate repairs and maintenance with trusted contractors, ensuring cost control and timely resolution
n
Ensure all properties meet Victorian rental minimum standards and compliance requirements (smoke alarms, gas/electrical safety checks,

About you
n

Current Victorian Agent's Representative Certificate (or Estate Agent's licence) and Police Check
n
Minimum 3–5 years' property management experience, ideally with high-density/CBD apartment portfolios
n
Sound working knowledge of the Residential Tenancies Act (Vic) and current rental compliance standards
n
Experience managing a portfolio of ******+ properties independently
n
Robust working knowledge of property management software and trust accounting
n
Excellent time management — this portfolio size in a 4-day week requires disciplined prioritisation
n
Confident, clear communicator with owners, tenants, and contractors
n
Full driver's licence (for inspections across the CBD/inner‐city area)
n
Desirable: Experience liaising with owners corporations / body corporate managers
