About the role

Exclusive Linings is seeking an experienced Estimator / Contract Administrator to join our management team in South Perth. This is a recent role created to strengthen our commercial capability as the business continues to grow. You will work closely with the General Manager and project delivery team across tendering, project handover and the ongoing commercial management of our projects. The role would suit someone with experience in commercial construction, ideally within ceilings, partitions, internal fitout or a related subcontracting trade. We are open to candidates coming from either an estimating or contract administration background and can shape the balance of the role around the right person's experience. This is not a role where you will be operating in isolation. You will have direct access to management and the project teams, with the opportunity to understand each project from tender through to completion.

Key responsibilities

- Reviewing drawings, specifications and tender documentation

- Completing detailed quantity take-offs and preparing project estimates

- Issuing supplier and subcontractor enquiries and assessing returned pricing

- Preparing tender submissions, scope clarifications, qualifications and exclusions

- Reviewing subcontract conditions and identifying commercial risks

- Assisting with the handover of awarded projects from estimating to operations

- Establishing project budgets, procurement schedules and cost reporting

- Preparing and managing progress claims

- Identifying, pricing and submitting variations

- Maintaining variation registers and following up outstanding commercial items

About you

- Has experience in estimating, contract administration or commercial project support within construction





- Can read and understand architectural drawings, specifications and project documentation

- Has strong attention to detail and can identify scope gaps and commercial risks

- Understands subcontractor pricing, procurement, progress claims and variations

- Is organised and capable of managing multiple tenders and live-project priorities

- Communicates clearly and is comfortable dealing directly with builders, suppliers and internal project teams

- Takes ownership of their work and follows issues through to completion

- Is commercially minded, practical and able to work without unnecessary layers of management

- Is confident using Microsoft Office and construction or estimating software
